GRANT OF EASEMENT
THIS INDENTURE, made this llth day of July , A.D. 1997 , between
Page Private School. Inc, located at 100 Aero Lane. Sanford, Fl. 32771 , County of
Seminole , and State of_ Florida , party of the first part, and CITY OF
SANFORD, FLORIDA, a municipal corporation, situated in Seminole County, Florida, party
of the second part;
WITNESSETH, that party of the first part, for and in consideration of the sum of one
dollar and other valuable consideration paid by party of the second part, receipt whereof is
hereby acknowledged, grants and conveys to party of the second part, its successors, assigns,
licensees, a perpetual and exclusive easement under, upon, and across the property situated in
the City of Sanford, Seminole County, Florida, more particularly described as:

Legal Description 15' Utility Easement:
Commence at the intersection of the East line of Block 16, M.M. SMITHS SUBDIVISION,
according to the plat thereof as recorded in Plat Book 1, Page 55, of the Public
Records of Seminole County, Florida, and the Southerly right-of-way line of State
Road 46, said intersection point also being a point on a curve concave Northeasterly
and having a radius of 5829.65 feet; thence leaving said East line of Block 16, from
a chord bearing of N. 87'O7'41"W run Northwesterly along the arc of said curve and
said Southerly right-of-way line 45.60 feet through a central angle of 00'25'43" to a
point on said Southerly right-of-way line and the Point of Beginning;
said point also being the cusp of curve concave Southwesterly and having a radius of
25.00 feet; thence from a chord bearing of S. 55'45'55"E. run
Southeasterly along the arc of said curve and said Southerly right-of-way
line 28.95 feet through a central angle of 66'18'55" to a point on said curve; said
point alsct being on the new West right-of-way line of Kennel Road, said point also
being on a curve concave Northeasterly and having a radius of 5844.65 feet; thence
leaving said curve and new West right-of-way line, from a chord bearing of N. 86'OI'Ol"W.
run Northwesterly along the arc of said curve 228.78 feet through a central angle of

parallel with the West line of said Block 16 a distance of 15.07 feet to a point
on the Southerly right-of-way of State Road 46,
said point also being a point on a curve concave Northeasterly and having a radius of
5829.65 feet; thence from a chord bearing of S. 85'53'52"E. run Southeasterly along the
arc of said curve and Southerly right-of-way line 206.78 feet through a central angle of
02'01'56" to the Point of Beginning.
