replacement of all utilities now existing or hereafter to exist on
said property, such easement including the right of free ingress

GRANT OP' EASEMENT
THIS GRANT OF EASEMENT is made the 9th day Of Dece~er
19E6 by SANFORD CENTRAL PARK, LTD., a Florida limited partners!
hereinafter called the "Grantor", to SEMINOLE COUNTY, FLORIDA,
a political subdivision of the State of Florida, hereinafter
called "the Grantee".
(Whenever used herein the term "Grantor" means SANFORD
CENTRAL PARK, LTD. and includes its successors and
assigns, and the term "Grantee" means Seminole County,
Florida, and includes its successors and assigns).
WITNESSETHI That the Grantor, for and in consideration of
sum of Ten Dollars ($10.00) and other good and valuable
considerations, the receipt whereof is hereby acknowledged,
grants ueto Grantee a non-exclusive easement on, over and
across the real property in Seminole County, Florida describe~
in Schedule "A" annexed hereto and by reference made a part
hereof, for ingress and egress between that property and the
Smith Canal, a drainage canal owned and maintained by Grantee.

1. Taxes for 1986 and subsequent years;
2. Zoning;
3. Rights of way, restrictions and easements of record
and restrictions imposed by other governmental
entities.
This easement shall not confer upon Grantee the right to
construct or erect any structures or improvements on the
encumbered property and shall be used on a non-exclusive basi
and in such a manner and shall not unreasonably interfere wit:
other uses of the encumbered property. Grantor shall have th.
right from time to time to grant other non-exclusive easement
or licenses in the encumbered property. This easement will
terminate in the event that the Smith Canal ceases to exist a
