OPERATIONAL AGREEMENT
This operational agreement, made and entered into this
17th day of September, 1984 by and between the City of Sanford,
Florida a Municipal Corporation, hereinafter called Lessor and
Sanford Men's Softball Association, Incorporated, hereinafter
called Lessee.
WITNESSTH
1 .
For and in consideration of the sum of one (1) dollar
together with other good and valuable consideration,
as well as convenants and agreements herein contained,
Lessor does rent and hire unto Lessee and Lessee rents
and hires of and from Lessor the properties in the City
of Sanford, Florida, known as Pinehurst Softball Field
from March 15th, 1985 through November 30th, 1985 with
an option for an annual renewal. Such option shall be
exercised by a written request being submitted to the
City of Sanford at least forty-five (45) days before
any use.
The Lessee under this agreement can use this field for
scheduled Sanford Men's Softball Association games at
the approval and direction of the Sanford Director of
Recreation and Parks and to be coordinated with other
City of Sanford use of this site.
The Lessee agrees that the Sanford Men's Softball Asso-
ciation shall provide opportunity for community, amateur,
recreational slow-pitch softball teams to participate in
league play provided they meet criteria of the Sanford
Men's Softball Association and the City of Sanford.
This agreement shall be renewable on or before the last
day of November each year by mutual agreement and signing
by both Lessor and Lessee.
1). The Lessee shall have the use of the Pinehurst Field
for adult slow-pitch softball as scheduled by the
Recreation Director of the City of Sanford.
2). The Lessee shall have concession rights and revenue
from fence advertising at the above named field for
the purpose of dispensing concessions and the purpose
of raising funds for support of the Sanford Men's
Softball Association programs only if they: -
A). At their expense, be responsible for plans,
design, construction and maintenance of a new
concession stand at the site provided by the City.
Lessee plans must meet all code requirements and
inspections as for any building of similar nature
and use. They are to obtain a building permit
prior to construction. (Fee will be waivered).
B). Lessee agrees that no alcoholic beverages or
tobacco products will be dispensed under these
concession rights.
C). Lessee agrees to pay all electrical utilities
associated with league operation beginning the
fiscal year 1984-85.
D). The Lessee shall receive an exempt license from
the City for the concession stand operations.

A). The Lessee at its expense shall perform all
necessary preparation, erection, maintenance,
removal and storage of fence signs and adver-
tisements. All signs and materials erected
shall be professionally prepared and all ad-
vertisements shall be within the scope of those
products and services considered both wholesome
and acceptable to community morality. All ad-
vertising signs to first be approved as to
content and appearance by the City Manager prior
to erecting said sign.
B). Further, the Lessee agrees that sign erection shall
be limited to that space on the area known as the
"outfield fence" between the left field foul pole
and the right field foul pole. The Lessee further
agrees that no sign may be erected prior to March
1st and that all signs shall be removed prior to
December 15 of each year.
4). The Lessee through methods named may raise funds
for the operation of the Sanford Men's Softball
Association activities by:
A). Membership fees for boosters;
B). Team sponsoring fees;
C). Concession profits and donations;
D). Player fees for players;
E). Sale of sign space on fences.
5. The Lessee shall be directly responsible for all costs of
league operations including:
A). All team equipment normally associated with league
play in the Sanford Men's Softball Association,
that include team uniforms, caps, balls, bats,
catching equipment and equipment bags.
B). All cost for league awards and trophies.
C). All cost of payment of the game officials and
scorekeepers.
6. The Lessee agrees their plans to include future upgrading the
dug-out structures; providing any and all restroom facilities;
and increasing the bleacher capacity at their expense and as
their responsibility.
7. The Lessor agrees to provide:
A). The playing facility;
B). Normal field preparation;
C). Provide some administrative assistance such as
scheduling;
D). Lessor agrees to provide reasonable and normal
maintenance on field lights including the cost
of bulbs and their replacement.
8. Lessee further agress to completely relieve Lessor of financial
responsiblity for league operations and, if unable to do so,
the lease is immediately void.
9. This lease may be terminated by either party upon service of
a written notice of termination for any cause upon the other
party and said notice shall be given 30 days prior to the
effective date of the termination of this agreement.
IN WITNESS WHEREOF, the parties hereto have caused these presents
to be executed by their duly authorized undersigned officers on
the day and year first above written.

OPE RAT ION A LAG R E E MEN T
This operational agreement, made and entered into this
day of Feb. 25,1980 by and between the City of Sanford, Florida
a Municipal Corporation, hereinafter cal led Lessor and Sanford
Men's Softball Association, Incorporated, hereinafter called Lessee.
WITNESSTH
For and in consideration of the sum of one (1) dollar
together with other good and valuable consideration, as well as
covenants and agreements herein contained, Lessor does rent and
hire unto Lessee and Lessee rents and hires of and from Lessor
the properties in the City of Sanford, Florida known as Pinehurst
Softball Field from March 15th through November 30, 1980 with an
option for an annual renewal. Such option shall be exercised by
a written request being submitted to the City of Sanford at least
forty-five (45) days before any use.
The Lessee under this agreement can use this field for
scheduled Sanford Men's Softball Association games at the approval
and direction of the Sanford Director of Recreation and Parks and
to be coordinated with other City of Sanford use of this site.
The Lessee agrees that the Sanford Men's Softball Association
shall provide opportunity for community, amateur, recreational
slow-pitch softball teams to participate in league play provided
they meet criteria of the Sanford Men1s Softball Association and
the City of Sanford.
This agreement shall be renewable on or before the last day
of November each year by mutual agreement and signing by both
Lessor and Lessee.
1. The Lessee shall have the use of the Pinehurst Field
for adult slow-pitch softball.
2. The Lessee shall have concession rights and revenue from
fence advertising at the above named field for the
purpose of dispensing concessions and the purpose of
raising funds for support of the Sanford Men's Softball
Association programs and Lessee shall receive an exempt
license for this purpose, if:
A.) At their expense, be responsible for plans, design,
construction and maintenance of concession stand at site
provided. Lessee must meet all code requirements and
inspections as for any building of similar nature and
use. They are to obtain a building permit prior to
construction. (Fee wi 11 be waivered).
B.) Lessee agrees that no alcohol ic beverages or tobacco
products will be dispensed under these concession rights.
C.) Lessee agrees to pay all electrical utilities associated
with league operation beginning the fiscal year 1980-1981.

D.) The Lessee at it's expense shall perform all necessary
preparation, erection, maintenance, removal and storage
of fence signs and advertisements. All signs and materials
erected shall be professionally prepared and all advertise-
ments shall be within the scope of those products and
services considered both wholesome and acceptable to
co mm un i t Y mo r a 1 i t Y . All a d v e r tis i n g s i g n s to fir s t be
approved as to content and appearance by the City Manager
prior to erecting said si~n.
Further, the Lessee agrees that sign erection shall be
limited to that space on the area known as "the outfield
fence" between the left field foul pole and the right
field foul pole. The Lessee further agrees that no sign
may be erected prior to March 1st and that all signs
shall be removed prior to December 1st of each year.
3. The Lessee through methods named shall raise funds for
the operation of the Sanford Men's Softball Association
activities by:
A.) Membership fees for boosters;
B.) Team sponsoring fees;
c.) Concession profits and donations;
D.) Player fees for players;
E.) Sale of sign space on fences.
4. The Lessee shall be directly responsible for costs of
league operations including:
A.) All team equipment normally associated with league
play in the Sanford Men1s Softball Association, that
include team uniforms, caps, balls, bats, catching
equipment and equipment bags.
B.) All cost for league awards and trophies.
c.) All cost of payment of the game officials and scorekeepers.
5. The Lessee agrees their plans to include future upgrading
the dug-out structures; providing any and all restroom
facil ities and increasing the bleacher capacity at their
expense and responsibility.
6. The Lessor agrees to provide:
A.) The playing facility;
B.) Normal field preparation;
c.) Provide some administrative assistance such as schedul ing;
D.) Lessor agrees to provide reasonable and normal maintenance
on field 1 ights including the cost of bulbs and their
replacement.
7. Lessee further agrees to completely relieve Lessor of
financial responsibil ity for league operations, as covered
in this lease, and if unable to do so, the lease is
immediately void.
