Members Present: B. L. Perkins, Chairman Robert Karns W. M. Philips W. Garnett White Others Present: Bill Braceland, Building Official The meeting was called to order by the Chairman. The first item of business was a continuation of a hearing from the special meeting of June 28, 1974. The owner of Ridgewood Arms Apartments, 2580 Ridgewood Avenue, had requested consideration of a variance of 9 feet in the Sign Ordinance, as it pertains to front yard setback requirements in MR -1 District, for an existing sign which had been erected right on • the property line. Mr. Lee Cohn of Award Developers, Inc., representing Ridgewood Arms, told the board that the owner had decided to move the sign 6 feet back from the property line, and was therefore now requesting consideration of a variance of 4 feet in the front yard setback requirement. After consideration, on the motion of Mr. White, seconded by Mr. Karns and carried by a unanimous vote, a variance of 4 feet in the Sign Ordinance as it pertains to front yard setback requirements in MR -1 District, was granted for the ground sign for Ridgewood Arms Apartments, 2580 Ridgewood Avenue. Mr. John J. Leffler next submitted the following letter for considera- tion: June 28, 1974 Board of Adjustment City Hall Sanford, Florida • Gentlemen: I am submitting the following information for your consideration in Board of Adjustment July 12, 1974 Page 2 • requesting variance in the Zoning Ordinance as it pertains to side and rear yard setback requirements in GC -2, General Commercial District. Legal description being: Begin at a point on the South line of and 22.0 feet East of the Southwest corner of Lot 2, Block 17, 4th Section Dreamwold, according to the plat thereof as recorded in Plat Book 4, page 99 of the Public Records of Seminole County, Florida, said point being on the Northerly right -of -way line of 27th Street, thence run East, along said Northerly right -of -way line, 84.0 feet, thence run North 45.93 feet, thence run N.29 ° 30'51 "E. 112.98 feet to the Norhteast corner of Lot 1, Block 17 of said plat of 4th Section Dreamwold, thence run S.56 ° 24'00 "W., along the Northwesterly lot line of said Lot 1, 98.033 feet to the North- west corner of said Lot 1, also being the Northeast corner of said Lot 2, thence run N.66 ° 53'09 "W., along the Northerly line of said Lot 2, 16.21 feet, thence run S.24 ° 05'41 "W. 105.56 feet to the Point of Beginning. Property location being 602 West 27th Street. The planned use of the property is an addition to a commercial building, American Rent -A11 In Sanford. Any consideration given this request will be appreciated. • Signed: John J. Leffler Owner Mr. Leffler explained that he proposed to build a single -story addition to his building to be used to bring all of his exposed rental equipment under cover. He said it would be an enclosed structure con- forming to the existing building, and he was requesting consideration of a variance of 8 feet in the side yard setback on the east side of his property, and a variance of 5 feet in the rear yard setback. The rear yard abuts the parking lot of an office building. After discussion, it was the consensus that putting the rental equipment under cover would be an improvement to the appearance of this property. Mr. White made a motion to grant a variance of 8 feet in the side yard setback requirements on the east side, and a variance of 5 feet in the rear yard setback requirements at 602 West 27th Street, The motion was seconded by Mr. Karns and was carried by a unanimous vote.
