Perkins, Chairman Ned Julian Others Present: Bill Braceland, Building & Zoning Official Al Payne, Building Inspector Due to the absence of Chairman Perkins, Secretary Philips called the meeting to order. Mr. Philips announced that due to the lack of a quorum no official action could be taken; but, they would hear from those persons present who had requested variances in the Zoning Ordinance and reconvene at a later date for the • purpose of voting. The following letter was submitted by W. Vincent Roberts, M.D. Board of Adjustment City Hall Sanford, Florida Gentlemen: I am submitting the following information for your con- sideration in requesting variance in the Zoning Ordinance as it pertains to front and side yard setback requirements in RMOI Zoned District. Legal description being Lot 2, Block 28 of Mellonville, Plat Book 1, Page 120. Property located at 300 Mellonville Avenue. The planned use of the property is the expansion of the existing office building. • Any consideration given this request will be appreciated. Signed: W. V. Roberts, M.D. Owner Board of Adjustment January 23, 1974 Page 2 • Dr. Roberts was called upon to explain the requested variance. He told the board members that when this building had been been constructed in 1971 it had complied with the setback re- quirements. Future expansion of the building had been drawn in on the plans, complying with the requirements in effect in 1971. Now the Social Security Office, leasee, needs this ex- pansion area by May 1st. In order to expand he now requests variance of 10 feet in the side a v and and 10 feet in the front yard setback requirements. Dr. Roberts was informed that he would be notified of the decision of the Board of Adjustment. The following letter was next submitted by Mr. Wesley L. Burks. Board of Adjustment City Hall Sanford, Florida Gentlemen: I am submitting the following information for your consid- eration in requesting variance in the Zoning Ordinance as it pertains to front and side yard setback requirements in SR -1 Zoned District. Legal description being Lot 37, South Pinecrest 3rd Addi- tion. Property located at 3304 South Park Avenue. The planned use of the property is construction of a garage with circular entry driveway. Any consideration given this request will be appreciated. Signed: Wesley L. Burks Owner Mr. Burks explained that he was requesting a variance of 6.9 feet in the front yard and a variance of 2.5 feet in the side yard setback requirements. It was necessary for him to enlarge his home. It was impossible to expand to the rear because the house was set too far back on the lot, and adding a second story was structurally not feasible. After several conferences with the Building Official, what he proposed now • seemed the only solution. 16. Board of Adjustment January 23, 1974 Page 3 • There was a discussion concerning the fact that all the neighboring houses were setback 30 feet. Mr. Burks established that there were large trees on his lot that offset the appearance. He also submitted the following letter: 3306 S. Park Ave. Sanford, Fla. January 19, 1974 Board of Adjustment City of Sanford Gentlemen: We are the next door neighbors of the Burks and forsee no objections to the proposed changes in their house. Signed: H. W. Roda Elsbeth K. Roda Mr. Burks was informed that he would be notified of the decision of the Board of Adjustment. • The following letter was next submitted by Mr. C. A Johnson, II, owner representative of the Sanford Sheraton Inn. Board of Adjustment City Hall Sanford, Florida Gentlemen: I am submitting the following information for your con- sideration in requesting variance in the City's Sign Ordinance as it pertains to an off point of purchase sign in GC -2, General Commercial Zoned District. The location being at the southwest corner of the inter- section of Persimmon Avenue and West First Street. Any consideration given this request will be appreciated. Signed: C. A. Johnson, II Mr. Johnson explained that he had an advertising arrange- ", ment with the Auto Train Corporation. He wished to place a sign pointing the direction to the Sheraton Inn for passengers unloading from the Auto Train so that they could see it just before reaching the intersection of Persimmon Avenue and First Street. Board of Adjustment January 23, 1974 Page 4 • Mr. Johnson reported that he had an exclusive lease with the owner of the property for the placement of a sign. He presented a sketch for a 10' x 15', unlighted, single faced sign. There was a discussion concerning the back of the sign and the consensus of the board members was that the back of the sign should be faced with something. Mr. Johnson indicated that this was not unreasonble. Mr. Johnson was informed that he would be notified of the decision of the Board of Adjustment.
