BOARD OF ADJUSTMENT
• Special Meeting
August 15, 1973
The Board of Adjustment met in special session at the City
Hall at 3:30 P. M. on August 15, 1973.
Members Present:
B. L. Perkins, Chairman
Ned Julian
Robert E. Karns
W. M. Philips
Members Absent:
W. Garnett White
Others Present:
Bill Braceland, Building Official
Al Payne, Building Inspector
The meeting was called to order by the Chairman.
The Chairman announced that the meeting had been called to
consider a request for a variance in the Zoning Ordinance as
• it pertains to side setback requirements in GC -2, General
Commercial Zoned District, in Lot F, H. L. Deforest Addition,
at the location of 1401 West 13th Place on the southwest
corner of West 13th and Mangoustine Avenue.
Mr. Richard Whaley, representing the applicants, Rosa Lee Hall
and Mae Alic Sherman, presented a drawing for the proposed
construction of a commercial building at the above described
location. The planned use is for a Lounge and Pool Room. He
asked the consideration of a variance of three feet on the
setback on the east side of the lot.
It was established by the Building Official that the present
structure located on the adjacent lot on the east side had a
setback of over 15 feet from the common property line.
After discussion, Mr. Karns made a motion that a variance in
the setback requirements of three feet on the east side yard
of Lot F, H. L. Deforest Addition be granted. The motion was
seconded by Mr.Julian and carried by the unanimous vote of
the Board members.
