BOARD OF ADJUSTMENT
Regular Meeting
January 9, 1969

Chairman Perkins called the meeting to order and reading
of the minutes were waived to avoid delay in the meeting.
The letter of request for variance was read by Chairman

I am submitting the following information for
your consideration in requesting variance in the Zoning
Ordinance as it pertains to side and front yard setback
requirements in M -1 Light Industrial Zoned District.
Legal Description begin at the intersection
of the North Line of First Street with East Line of Poplar
Ave. run East 150' North 638' West 150' to Poplar Avenue,
South to point of beg. in Tier 12, E. R. Traffords.
Property location is 918 West First Street
Sanford, Florida and the planned use of the property is
expansion of present manufacturing facilities.
Any consideration given this request will
be appreciated.

Mr. Lee Samuel, representative for Mr. Meltzer was called
before the Board to explain the proposed future plans of
the company and to show just cause as to why the variances
were needed. He explained that the need for added working
and office space was imperative for the growth and expansion
that is expected in the near future.
A general discussion followed and as parking seems to be
a serious problem at the present time and any addition in
the front of the existing building would add to the traffic
hazard that now exists. It was the general feeling of the
group that any variance in the front yard area would have
to be denied.
Mr. Karns moved that a side yard variance of 10' be granted
but the 6' front yard variance be denied.
Seconded by Mr. Strickland, voting was unanimous.
• Next the Board took into consideration the letter of variance
requested by Mr. Kay Shoemaker regarding the off - street parking
regulation at the Town and Lake Apartment.
The letter read as follows:

Gentlemen:
I am submitting the following information for
your consideration in requesting variance in the Zoning
Ordinance as it pertains to off - street parking and loading
yard setback requirements in C -2 General Commercial Zoned
district.
Legal description being all of Block H, First
Street Extension, property location 711 East First Street,
Sanford, Florida.
411 The planned use of the property is expansion
o f present apartment complex. Any consideration given this
request will be appreciated.

A short discussion followed as members of the Board discussed
the various pros and cons of the variance request and it was
the conclusion of the members that as these apartments were
up -to -date, beautifully landscaped and well cared for that any
addition to the existing facilities would be an asset to the
community.
Mr. Risner presented someof the facts concerning these apart-
ments and it was learned that these would appeal to the elderly
citizens and notall would have automobiles and would therefore
not need as many parking spaces as specified by the Zoning
Ordinance and that at the present time the existing parking
area was not filled.
Other means of meeting the Zoning Ordinance for off - street
parking were discussed but no feasible solution could be arrived
at, so the Board felt that due to the circumstances of this
particular location that the variance should be granted, but
• that it need not set a precedent for any off - street parking
variance request submitted in the future.
Mr. Strickland moved that the variance in the Zoning Ordinance
as it pertains to off - street parking and loading be granted.
Mr. Julian seconded the motion, voting was unanimous.
There being no further business the meeting was adjourned.
