Philips Others Present: Gary Winn, Building Official The meeting was called to order at 11:40 A.M. by the Chairman, B. L. Perkins. The following letter was submitted for consideration: Board of Adjustment City Hall Sanford, FL 32771 Gentlemen: I am submitting the following information for your consideration in requesting a variance in the Zoning Ordinance. Address: 2425 Elm Avenue • Legal Description: Lot 13 and N. g of Lot 14, Franklin Terrace, PB 3, PG 78 Zoning Classification: SR -1A, Single - Family Residential Dwelling District Setback Requirements: Front Yard: 25 ft. Rear Yard: 20 ft. Side Yard: 10 ft. Variance Needed: Front Yard: -0- Rear Yard: -0- Side Yard: 5 ft. 6 in. The planned use of the property is to widen and lengthen the existing garage 1 Any consideration given this request will be appreciated. Signed: Lambert & Carl Palmer Mr. Palmer and Mr. Whitaker were present to represent the request. The board was concerned about the overhang being close to the side property line in reference to water drainage. Mr. Whitaker stated he was going to slope the roof slightly to the east so the water should not drain onto the next door property. The board asked Mr. Palmer if he would be willing to place gutters along the south side of the building. He said he had no problem with that. Mr. White moved to approve the 5.6 ft. side yard variance with gutters being placed onthe south side of the building. Mr. Blair seconded. Motion carried. Page 2 Zoning Classification: RI -1, Restricted Industrial • Setback Requirements: Front Yard: 25 ft. Rear Yard: 20 ft. Side Yard: 15 ft. Variance Needed: Front Yard: -0- Rear Yard: -0- Side Yard: 7 ft. The planned use of the property is to erect a room addition and expansion of a non- conforming use. Any consideration given this request will be appreciated. Signed: Mark & Annette Grzeskowiak Mr. & Mrs. Grzeskowiak were present to represent the request. Mr. Winn informed the board that when the house was built, it was 8 ft. from the side yard. The addition would be even with the existing house. The next door neighbor. is 50 to 60 feet away. The neighborhood is all residential. Mr. White moved to approve the 7 ft. side yard variance. Mr. Blair seconded. Motion carried. There being no further business, the meeting was adjourned. 4.42, B.
