BOARD OF ADJUSTMENT
February 13, 1987
11:30 A.M.

The meeting was called to order at 11:37 A.M. by B. L. Perkins, the Chairman.
The following letter was submitted for consideration:

Gentlemen:
I am submitting the following information for your consideration in requesting a variance
in the Zoning Ordinance.
• Address: 2624 Iroquois
Legal Description: Lot 10 (less 2 ft.) Blk 21, Dreamwold, PB 4, PG 99
Zoning Classification: GC -2, General Commercial District
Setback Requirements: Front Yard: 25 ft. Rear Yard: 15 ft. Side Yard: 10 ft.
Variance Needed: Front Yard: -0- Rear Yard: -0- Side Yard: 7'9"
The planned use of the property is to erect a canopy for parking and work area.
Any consideration given this request will be appreciated.

Mr. Summers was present to represent the request. Mr. Winn stated it is an illegal
shed that has been erected without site plan or permit. It is too close to the property
line. He needs 7 ft. 9 in. variance. It is a pole type construction. Gary said his
concern was that it should never be enclosed. Mr. White moved to approve the 7 ft. 9 in.
side yard variance for the canopy and that it never be enclosed. Mr. Schaffer seconded.
Motion carried.

• Setback Requirements: Front Yard: 25 ft. Rear Yard: 20 ft. Side Yard: 7 ft.
Variance Needed: Front Yard: -0- Rear Yard: 3 ft. Side Yard: 3� ft.
The planned use of the property is to erect an addition to existing single - family
residence.

Mr. Carson was present to represent his request. He submitted a letter from his neighbor
on the side stating they did not object to the addition being close to his side property
line. There is a concrete wall at the rear property line which separates the county from
the city. Mr. White was concerned about the water drainage on the neighbor and the access
for emergency vehicles on the side yard. Mr. Schaffer said it is not a hardship case that
it is self imposed. Mr. Winn said he felt the side yard was too close. The board asked
Mr. Carson to make the room 20 ft. wide instead of 24 ft. Mr. Carson said that would be
okay. The board said he could extend the building from 25 ft. to 30 ft. and all he would
need then was an 8 ft. rear yard variance. Mr. Carson said that would be fine with him.
Mr. White moved to approve an 8 ft. rear yard variance. Mr. Philips seconded. Motion
carried.

Legal Description: E. 200 ft. of Lot 4, Robinson's Survey of an addition to Sanford.
Zoning Classification: MR -1, Multiple- Family Residential Dwelling District
Setback Requirements: Front Yard: 30 ft. Rear Yard: 20 ft. Side Yard: 20 ft.
Variance Needed: Front Yard: -0- Rear Yard: 5 ft. Side Yard: 4 ft.
The planned use of the property is to erect an addition to a church.
Any consideration given this request will be appreciated.

Mr. Winn said they are wanting to place an addition onto the rear. There is a requirement
of 20 ft. in the rear and they will only have 15 ft. They need 20 ft. onthe side yard
and they only have 16 ft. They are needing 5 ft. on the rear and 4 ft. on the side.
Mr. White moved to approve the 5 ft. rear yard variance and the 4 ft. side yard variance.
Mr. Philips seconded. Motion carried.
There being no further business, the meeting was adjourned.
