Philips Members Absent: Joe Schaffer Larry BLair Others Present: Gary Winn, Building Official The meeting was called to order by the Chairman, B. L. Perkins, at 11:30 A.M. The following letter was submitted for consideration: Board of Adjustment City Hall Sanford, FL Gentlemen: I am submitting the following information for your consideration in requesting a variance in the Zoning Ordinance. • Address: 2501 Sanford Avenue Legal Description: Lots 1 -5, Blk 1, Palm Terrace Zoning Classification: GC -2, General Commercial District Setback Requirements: Front Yard: 25 ft. Rear Yard: 15 ft. Side Yard: 10 ft. Variance Needed: Front Yard: -0- Rear Yard: 12 ft. Side Yard: 8 ft. The planned use of the property is to erect 2 storage buildings. Any consideration given this request will be appreciated. Signed: Angelo Reali Mr. Winn stated that thereis an existing building with vending machines in it. It is located 3 ft. off the rear property line. Mr. Reali is wanting to close the building in and make a storage building out of it. To the east of the station he is wanting to build an 18' x 27' storage building which will be attached to the existing building. At the present, there is 20 ft. from existing structure to the side property line. Mr. Winn looked at the map and noted that there is a 14 ft. alley /easement at the side property line. He stated that he could use 7 ft. of the alley as his setback requirement. Since there is 20 ft. between existing building and side property line and the building is 18 ft. wide, that leaves 2 ft. difference with a required side yard of 10 ft. Mr. Winn stated that Mr. Reali could use 7 ft. of the alley as the setback with the 2 ft. remaining and he would have to request for 1 ft. side yard variance. At the rear for both of the storage buildings, he would have to request 12 ft. due to the existing structure is built 3 ft. off the property line. Mr. White moved to approve the 1 ft. side yard variance and the 12 ft. rear yard variance. • Mr. Philips seconded. Motion carried unanimously. Address: 104 Hazel Blvd. Legal Description: Lot 45, Hazel Glen Subd., PB 33, PG 63 Zoning Classification: SR -1A, Single= Family Residential Dwelling District Setback Requriements: Front Yard: 25 ft. Rear Yard: 20 ft. Side Yard: 10 ft. Variance Needed: Front Yard: -0- Rear Yard: 5 ft. Side Yard: -0- The planned use of the property is to erect a rear porch. Any consideration given this request will be appreciated. Signed: Suda, Inc. Mr. Winn stated he sees no problem with the 51 ft. variance. Mr. White moved to approve the 51 ft. rear yard variance. Mr. Philips seconded. Motion carried unanimously. Address: 1011 Pecan Avenue Legal Description: S. 40 ft. of the W. 120 ft. of the N. z of Lot 22, Robinson's Survey of an Addition to Sanford Zoning Classification: MR -1, Multipl- Family Residential Dwelling Distirct Setback Requirements: Front Yard: 25 ft. Rear Yard: 20 ft. Side Yard: 71 ft. Variance Needed: Front Yard: 15 ft. Rear Yard: -0- Side Yard: -0- The planned use of the property is to move a single - family residence onto the lot. Any consideration given this request will be appreciated. Signed: C. B. Franklin Mr. Franklin stated that he asking for the front yard variance beacuse he wants to keep the houses all in line from the front property line. He thought it would look better if they were all in line. Mr. White moved to approve the variance as long as he goes no closer to the property line than the closest existing house is.
