Blair Members Absent: Garnett White Other Present: Gary Winn, Building Official Bettie Sonnenberg, Zoning & Arbor Inspector The meeting was called to order at 11:30 A.M. by the Chairman, B. L. Perkins. The following letter was submitted for consideration: Board of Adjustment City hall Sanford, F1. 32771 Gentlemen: • I am submitting the following information for your consideration in requesting a variance in the Zoning Ordinance. Address: 201 E. 22nd Street Legal Description: Lot 3 and the N 80' of Lots 4 & 5, Block B, Spurling's Addition to Sanford, PB 2 PG 117. Zoning Classificiation: SR 1 -A, Single - Family Residential Dwelling District Minimum required lot size: 7,500 sq. ft. Minimum required living area: 1,300 sq. ft. Variance requested: Lot size 1,250 sq. ft; living area 314 sq. ft. The planned use of the property is single family residence. Signed Larry D. Blair Mr. Blair was present to represent his request. He wishes to erect a single - family home on the property. There is an existing house on part of the parcel, which consists of one lot and the north 80' of the two adjacent lots. Mr. Blair proposes to build a three bedroom, two bath home that would be compatible with the area. The existing house on the property is a three bedroom, one bath home with a smaller frame house across the street. Mr. Blair said that economics did not dictate building a 1,300 square foot home in the area. Mrs. Sonnenberg mentioned that under a conditional use in SR 1 -A zoning, a 1,000 square foot home is allowed. Mr. Blair said that the plans that he has selected • call for 986 square feet of living area. After discussion, the board felt that a 1,300 square foot home would be over build for the area.
