Philips Garnett White Larry Blair Others Present: Gary Winn, Building Official Bettie Sonnenberg, Zoning & Arbor Inspector The meeting was called to order at 11:30 A.M. by the Chairman, B.L. Perkins. The following letter was submitted for consideration: Board of Adjustment City Hall Sanford, Fl 32771 Gentlemen: I am submitting the following information for your consideration in requesting variance • in the Zoning Ordinance. Address: Hidden Lake Villas Legal Description: Lots 11- 14, Hidden lake Villas, Phase I; Lots 1 -10 Hidden Lake Villas, Phase III; Lots 208 - 261 and lots 265 - 299, Hidden Lake Villas, Phase VI; and lots 131 -176 and lots 181- 207, Hidden Lake Villas, Phase V. Being more specifically described as located: Hidden Lake Subdivision Zoning Classification: MR -1, Multiple Family Residential Dwelling District Setback Requiremnts: Front yard: 25ft Rear Yard: 20ft Side yard: 7 }ft Variance Requested: Front yard: 5ft Rear Yard: -0- Side Yard: lift and loft lot width The planned use of the property is detached single family residential . Any consideration given this request will be appreciated. Signed: Residential Communites of America Mr. Knowles was present to represent the request for RCA. They want to place single - family homes in Hidden Lake Villas, Phase I & II, Lots 11,12 & 13. Phase III, Lots 1 -8, Phase V, Lots 1 -63 & Phase VI Lots 1 -77. To make the single family units, campatible without the attached homes of the Villas, they are requesting a variance of 5000 sq ft, 50 ft wide lots with setbacks of 20 ft, front yard & 5ft rear yard. They are reducing the density by using 50 ft lots for single family homes instead of the 20 ft lots for the attached Villas. There was discussion regarding whether this was a self imposed hardship. Mr. Feinstein, developer stated that all the utilities havebeen installed and the roads paved. If he had to use 60 ft lot width instead of the 50 ft, it would be necessary to repave all streets, making it economically difficult, Mr. Knowles said the • hardship was not self imposed, but made by the market. Mr. White stated he had difficulty in granting a wholesale variance on a large number of lots. He moved to deny,the motion died for a lack of a second. Mr. Phillips moved to approved, Motion died for a lack of a second. Mr. White remade his motion to deny, Mr. Blair seconded. Motion carried by a vote of 3 to 2. 4 MINUTES - BOARD OF ADJUSTMENT - May 9, 1986 - 11:30 A.M. Page 2 Before the meeting was adjourned Mr. White, having voted in the affirmitive to deny • the variance, moved to reconsider the motion to deny and moved to deny Phase 5 & 6 and approve Phase I & II and Phase III as presented.
