BOARD OF ADJUSTMENT
April 3, 1987

The meeting was called to order at 11:30 A.M. by the Chairman, B. L. Perkins.
The following letter was submitted for consideration:

Gentlemen:
I am submitting the following information for your consideration in requesting a variance
in the Zoning Ordinance.
Address: 180 Wood Ridge Trail
411 Legal Description: Lot 52, Kaywood Estates, PB 28, PG 91
Zoning Classification: SR -1AA, Single - Family Residential Dwelling District
Setback Requirements: Front Yard: 25 ft. Rear Yard: 10 ft. Side Yard: 10 ft.
Variance Needed: Front Yard: -0- Rear Yard: 10 ft. Side Yard: 10 ft.
The planned use of the property is to erect a metal storage shed adjacent to side and
rear lot lines.
Any consideration given this request will be appreciated.

Mr. Simmons was present to represent the request. He submitted two pictures showing the
6 ft. sight proof fence that is presently on the property line. The storage shed would
be adjacent to the side and rear yard. Mr. White moved to approve the 10 ft. side and
rear variance. Mr. Schaffer seconded. Motion carried unanimously.

Setback Requirements: Front Yard: 25 ft. Rear Yard: 20 ft. Side Yard: 71 ft. & 15 ft.
Variance Needed: Front Yard: -0- Rear Yard: -0- Side Yard: 12 ft.

The planned use of the property is to erect a carport.

Mr. Herbert Cherry was present to represent the request for Ms. Gaines. Mr. Cherry
stated that Ms. Gaines would like to have a carport to park her van under. The existing
house is 3 ft. from the side yard that fronts the street. The carport will not extend
out further than the house. Mr. White moved to approve the side yard variance with the
stipulation that Ms. Gaines submit a letter from the neighbor before a building permit is
issued. Mr. Philips seconded. Motion carried unanimously. Also the board informed Mr.
Cherry that the carport is not to be enclosed.

Variance Needed: Front Yard: -0- Rear Yard: -0- Side Yard: 5 ft.
The planned use of the property is to erect a single - family residence.

Mr. Winn represented the request for Mr. Kutz. Mr. Winn said he is needing a 5 ft.
side yard variance on SR 46. Mr. White moved to deny the 5 ft.side yard variance due
to it being too close to a major highway and intersection. Mr. Blair seconded. Motion
carried unanimously.
There being no further business, the meeting was adjourned.
