Board of Adjustment

41111 SPECIAL MEETING

The meeting was called to order by Mr. Philips, in the absence of the Chairman,
B. L. Perkins. The meeting was held to consider the following requests, tabled
from Aug. 12, 1983 because of lack of a quorum.
The first item for consideration:
Board of Adjustment

Sanford, FL 32771
Gentlemen:
I am submitting the following information for your consideration in requesting
• variance in the Zoning Ordinance.
Address: 300 S. French Ave., Sanford, FL
Legal description: Lots 1 & 2, Blk 5, Tr 9, PB 1, Pp 56 -64
Zoning Classification: GC -2, General Commercial
Setback requirements: Side yard - 15 ft.
Variance requested : Side yard - 7 ft.
The planned use of the property is Car Wash Bay with roof.
Any consideration given this request will be appreciated.

Mr. Vogel was present and explained that he wants to erect a block wall and
install a sprayer and needs to erect the wall to protect pedestrians and to
prevent large semis from utilizing the car wash.
After discussion, Mr. Blair moved to grant the variance. Mr. Philips seconded.
Motion carried.

Legal description: Lot 10, Blk F, Country Club Manor, Unit 2
Zoning Classification: SR -1, Single - family residential dwelling district.
Setback requirements: Front yard -25 ft.
Variance requested: Front yard - 3 ft.
The planned use of the property is for addition to house.
Any consideration given this request will be appreciated.

Mr. Kronenberger was present to represent the request. After discussion,
Mr. Blair moved to approve the request. Mr. Philips seconded. Motion carried.

Address: 610 Laurel Ave.
Legal description: Lot 3, Blk 8, Tr 8, E. R. Trafford's
Zoning Classification: GC -2, General Commercial District.
Setback requirements: Side yard - 10 ft.
Variance requested: Side yard - 9 ft.
Any consideration given this request will be appreciated.

Mr. McCalley was present to represent the request and there was discussion on
the surrounding property. Mr. White moved to approve the request with the
stipulation that Mr. McCalley install gutters in order to keep the water on his
own property. Mr. Blair seconded. Motion carried.

variance in the Zoning Ordinance.
Address: 2825 Grove Drive, Sanford, FL
Legal description: Lot 13, Blk G, Woodmere Park, 2nd Replat PB 13 Pg 73
Zoning classification: SR -1, Single - family residential dwelling district
Setback requirements:Front yard: 25 ft. Side yard: 71 ft.
Variance requested: Front yard: 12 ft.
Planned use of the property is Free - standing carport.
Any consideration given this request will be appreciated.

Mr. Sharp was present to represent the request. Members of the board suggested
he move the free - standing carport around to the side of the property and they
agreed they would be more likely to approve a variance for the side property.
It was generally agreed that a free - standing structure does not adhere to any
zoning regulation placed in the front yard into the setback. Mr. Blair moved
• to deny the request. Mr. Philips seconded. Motion carried.
There being no further business, the meeting was adjourned.

The meeting scheduled for Aug. 12, 1983 was postponed because of a lack
of a quorum.

Lyle Sharp - 2825 Grove Drive
George Vogel - 300 S. French Ave.
• The meeting was rescheduled for Tuesday, Aug. 16, 1983 at 11:30 A.M.
