The Board of Adjustment of the City of Sanford, Florida, met in
Regular Session in the City Commission Chambers of the City Hall
at 11:30 A.M. on August 14, 1992.
Members Present: Larry Blair, Chairman
Karl Stairs
Sylvia Smith
Norval Angle
Member Absent: Joe Hartwig
Others Present: Gary Winn, Building Official
Mary Muse, Secretary
The meeting was called to order at 11:30 A.M. by Larry Blair.
The following letter was submitted for consideration:

Gentlemen:
• I am submitting the following information for your consideration
in requesting a variance in the Zoning Ordinance.
Address: 108 Ventura Drive
Legal Description: Lot 63 of Block 4, Hidden Lake Phase II, Unit
I, PB 24 PGs 15 -17 of the public records of Seminole County, FL.
Zoning Classification: SR -1A
Side Yard Setback Requirement: 4 feet
Present Setback: 3.4 feet
Variance Needed: 8 inches
The planned use of the property is to construct a screen
enclosure over existing pool.
Any consideration given this request will be appreciated.

Rick Zapf, agent for owner, was present to represent the request.
City Commission vacated the easement on July 27, 1992. Only
needs 8 inch variance.
Mr. Angle made a motion to approve the 8 inch side yard variance
request. Mr. Stairs seconded.

in requesting a variance in the Zoning Ordinance.
Address: 212 Colonial Way
Legal Description: Lots 9 & 10, Blk 7, Highland Park as recorded
in PB 4 PG 28, of the Public Records of Seminole County, Florida.
Zoning Classification: SR -1AA
Front Yard Setback Requirement: 25 feet
Present Setback: 21 feet
Variance Needed: 4 feet
The planned use of the property is to erect a porch /greenhouse
addition to existing residence.

Mr. Sessoms was present to represent the request. The addition
has been started and was advised to stop until the permit was
issued. When applied for the permit he found out he needed a
variance.
Mr. Stairs made a motion to approve the 4 ft. front yard
variance. Ms. Smith seconded.

Gentlemen:
I am submitting the following information for your consideration
in requesting a variance in the Zoning Ordinance:

Legal Description: Lot 114 & the E. 8 ft. of Lot 114A, Pinehurst,
according to the plat thereof, as recorded in PB 3, PG 71, Public
Records of Seminole County, Florida.
Zoning Classification: SR -1
Front Yard Setback Requirement: 25 feet
Present Setback: 22.65 feet
Variance Needed: 2.35 feet
Side Yard Setback Requirement: 25 feet
Present Setback: 10.10 feet
Variance Needed: 14.90 feet
The planned use of the property is to erect a family room
addition, garage, and screen porch.

• Ms. Singletary was present to represent the request. She stated
that she would like to add a family room since she does not have
one and would like to have a double car garage. There is
presently an existing 5 ft. porch on the front of the house.
Mr. Winn stated he had a concern about the new addition on the
front that it may block the vision of the house next door. Mr.
Stairs stated the pitch of the roof may not meet the height
requirement.
Mr. Angle made a motion to table until Ms. Singletary submitted
an existing floor plan so the board could see the lay out of the
house. Mr. Stairs seconded.
During discussion Ms. Smith asked Ms. Singletary if she would
consider making the front room addition approximately 2.5 feet
smaller and not extend beyond the side of the house on Cedar
Avenue side. Ms. Singletary said she could do that.
Mr. Angle withdrew his motion to table and Mr. Stairs withdrew
his second.
Ms. Smith made a motion to approve the 2.35 ft. front yard
setback as long as the addition does not protrude onto the side
yard area, approve the 10.10 ft. side yard variance for the
• garage and screen porch addition. Mr. Stairs seconded.

Zoning Classification: MR -3
• Side Yard Setback Requirement: 4 feet
Present Setback: 3 feet
Variance Needed: 1 foot
Maximum Lot Coverage Allowed: 1,909.60 sq. ft.
Present Lot Coverage: 2,850 sq. ft.
Variance Needed: 940.40 sq. ft.
Required Parcel Size: 6,000 sq. ft.

Variance Needed: 544 sq. ft.
The planned use of the property is to erect an accessory
structure for storage of automobiles.

Mr. Johnson was present to represent the request. He stated that
he would like to build the garage to store antique vehicles. He
owns 2 other lots on the block and is trying to purchase the lot
next to this one. The building would be concrete construction.
Mr. Angle made a motion to approve the variance due to the lot
size being small and contingent that 1.) there never be a
business conducted out of building and 2.) building never being
rented to anyone else that it is for personal use only. Mr.
