• The Board of Adjustment of the City of Sanford, Florida, met in
Regular Session in the City Commission Chambers of the City Hall
at 11:30 A.M. on May 22, 1992.
Members Present: Larry Blair, Chairman
Sylvia Smith
Joe Hartwig
Member Absent: Karl Stairs
Norval Angle
Others Present: Gary Winn, Building Official
Mary Muse, Secretary
The meeting was called to order at 11:30 A.M. by Larry Blair.
The following letter was submitted for consideration:

Gentlemen:
• I am submitting the following information for your consideration
in requesting a variance in the Zoning Ordinance.
Address: Krider Road, Sanora Subdivision
Legal Description: Lots 17 - 24 of Block E, Sanora Units 1 (Se
Replat as recorded in PB 17 PG 11, Sanford. Seminole County, FL
Zoning Classification: SR -1AA
Minimum Living Area Requirement: 1500 sq. ft.
Present Living Area: 1300 sq. ft.
Variance Needed: 200 sq. ft. living area
The planned use of the property is to construct single family
residences.
Any consideration given this request will be appreciated.

Mr. Schwab was present to represent the request. Mr. Schwab
submitted 3 items into evidence: 1.) a letter from the Sanora
Homeowner's Assoc. stating they did not have a problem with homes
being built that are 1300 sq. ft. in living area, 2.) a copy of
an amended declaration of restrictions for the Sanora Subd., 3.)
the total sq. ft. of the existing homes that are directly across
the street from the lots he is proposing to build on. (See
attached)
111 Mr. Winn stated that the Sanora Subd. was originally zoned PUD,
but later was rezoned to SR -1AA. The existing homes were
SANORA HOMEOWNERS ASSOCIATION, INC.

Dear Chairman and Board Members:
The Officers and Board of Directors of the Sanora Homeowners Association,
Inc., do hereby request that the variance for the above mentioned applic-
ation be granted. We would further request that the square footage of the
homes to be built under this variance be not leas than 1300 square foot
in size.
• We have, collectively, spoken with the Builder and Applicant, Mr. Paul R.
Schwab, and he has indicated to us that he will have no problem with
complying with this request.

AMENDMENT TO AMENDED DECLARATION OF RESTRICTIONS FOR SANORA SUBDIVISION
` -2 -M
UNITS 1 and 2
STATE OF FLORIDA
A. COUNTY OF SEMINOLE KNOW ALL MEN BY THESE PRESENTS:
WHEREAS, an Amended Declaration of Restrictions for SANORA SUBDIVISION, Units 1 and 2, dated November 13, 1972, was
filed on record at O.R. Book 960, page 1, Public Records of Seminole County, Florida, and
WHEREAS an error was made therein, now therefore be it agreed by and between the undersgined being all property owners in SA-
NORA SUBDIVISION, Units 1 and 2, that paragraph 2 of said Amended Declaration Is stricken and the following is substituted
therefor:
"2. The ground floor area of the main dwelling house on any lot, exclusive of porches, terraces, garages and outbuildings, shall
contain not Tess than 900 square feet if a two bedroom structure, shall contain not Tess than 1000 square feet if a three bedroom struc-
ture, and shall contain not Tess than 1150 square feet if a four bedroom structure. In case of a one and one-half or a two story house,
or townhouse, the ground floor area must be at least 600 square feet, and the total floor area must be at least 1,000 square feet."
FURTHER, there is added to said Restrictions the following paragraph:
"25. These restrictions may be amended by an affirmative vote in writing of two - thirds (2/3) of the owners of record of property
in SANORA SUBDIVISION."

constructed when the zoning was PUD which allowed under the
required existing minimum 1500 sq. ft. living area.
Ms. Smith made a motion to approve the 1300 sq. ft. living area
due to the existing neighborhood is mixed sq. ft. living area.
Mr. Hartwig seconded.
