The Board of Adjustment of the City of Sanford, Florida, met in
Regular Session in the City Commission Chambers of the City Hall
at 11:35 A.M. on April 24, 1992.
Members Present: Larry Blair, Chairman
Karl Stairs
Sylvia Smith
Joe Hartwig
Member Absent: Norval Angle
Others Present: Gary Winn, Building Official
Mary Muse, Secretary
The meeting was called to order at 11:35 A.M. by Larry Blair.
The following letter was submitted for consideration:

Gentlemen:
• I am submitting the following information for your consideration
in requesting a variance in the Zoning Ordinance.
Address: Krider Road
Legal Description: Lots 16 -24 & E. 38.62' of Lot 15, BLK C
Sanora Units 1 & 2 Replat as recorded in PB 17 PG 11, Sanford,
Seminole County, Florida.
Zoning Classification: SR -1AA
Side Yard Setback Requirement: 10 feet
Present Setback: 5 feet
Variance Needed: 5 feet
The planned use of the property is to construct single family
residences.
Any consideration given this request will be appreciated.

Mr. Schwab was present to represent the request. There are
townhouses next to these lots. Would like to build 9 single
family detached homes. The zoning requires 10 feet on each side,
but due to the lot sizes, would need a 5 ft. variance on each
side.
Ms. Smith made a motion to approve the 5 ft. side yard variance
request. Mr. Hartwig seconded. Mr. Stairs abstained from voting
due to a conflict of interest.

along the E. line of said Lot 5, a distance of 600 ft. to the NE
corner of Lot 5, thence run S. 80 DEG 29 MIN 30 SEC W., along the
• N. line of said Lot 5, a distance of 726 ft. to the NW corner of
Lot 5, thence run S. along the W. line of said Lot 5, a distance
of 600 ft. to the SW corner of Lot 5. thence run N. 89 DEG 29 MIN
30 E. along the S. line of said Lot 5, a distance of 726 ft. to
the POB.

Total Number of Parking Spaces: 517 spaces

Variance Needed: Waiver of 14 spaces
The planned use of the property is to erect an addition onto the
existing Winn Dixie Grocery Store.

Mr. Burns was present to represent the request. The Winn Dixie
store is planning to expand and it will take over 5,000 sq. ft.
of existing floor area in the shopping center and will construct
an additional 7,000 sq. ft. When the shopping center was built,
they were required to have 461 parking spaces. They put in 503
parking spaces, giving them 42 spaces over the requirement. With
the addition, they are required to put in 56 spaces, causing a
shortage of 14 parking spaces.
• Ms. Smith made a motion to approve the waiver of the 14 parking
spaces. Mr. Stairs seconded.

A person holding elective county, municipal, or other local public office MUST ABSTAIN from voting on a measure which inures
to his special private gain. Each local officer also is prohibited from knowingly voting on a measure which inures to the special
gain of a principal (other than a government agency) by whom he is retained.
In either case, you should disclose the conflict:
PRIOR TO THE VOTE BEING TAKEN by publicly stating to the assembly the nature of your interest in the measure on
which you are abstaining from voting; and
WITHIN 15 DAYS AFTER THE VOTE OCCURS by completing and filing this form with the person responsible for recording
the minutes of the meeting, who should incorporate the form in the minutes.
APPOINTED OFFICERS:
A person holding appointive c'o - unty, municipal, or other local public office MUST ABSTAIN from voting on a measure which
inures to his special private gain. Each local officer also is prohibited from knowingly voting on a measure which inures to the
special gain of a principal (other than a government agency) by whom he is retained.
A person holding an appointive local office otherwise may participate in a matter in which he has a conflict of interest, but must
