Gentlemen:
I am submitting the following information for your consideration in requesting a variance in the
Zoning Ordinance.
• Address: 118 S. Jessamine Avenue
Legal Description: S /2 of SE I/4 BLK 3 TR 19 Town of Sanford as recorded in PB 1 PG 116, Public
Records of the Seminole County, Florida
Zoning Classification: RMOI
Variance Needed: 30 -ft. front yard (Also 17.47' & 16.94' front yard along Jessamine Ave & 17.95'
front yard along W 2nd St side to allow house to be a lawfully existing non - conforming structure)
The planned use of the property is to construct an open carport along W. 2nd Street side.
Mr. Byerts was present for the request. He stated that he would like to build a carport for shelter
for his two vehicles. There will not be a concrete floor. The parking area will be sloped towards
the road. There would be a 17 -ft. distance from the street pavement to the carport structure,
which is right -of -way area. There are existing trees on the property, which would cause difficulty
building the carport elsewhere.
Mr. Florian stated he could not grant a permit without the variance. Charles Rowe, Director of
Community Development denied the variance request for the carport, but approved the variance
for the existing structure.
Ms. Knowles made a motion to approve the variance request due to hardship on the owner to
build carport elsewhere and there is also a 17 -ft. right -of -way buffer. Ms. Stamm seconded.
