The Board of Adjustment of the City of Sanford, Florida, met in Regular Session in the City
Commission Chambers of the City Hall at 11:35 A.M. on June 28, 2001.
Members Present: Larry Blair, Chairman
Karl Stairs

The Chairman Larry Blair called the meeting to order at 11:35 A.M.
The following letter was submitted for consideration:

I am submitting the following information for your consideration in requesting a variance in the
Zoning Ordinance.
Address: 210 E 21St Street
Legal Description: W 1/3 Lots 5 + 6 Blk L, N H Garners 2 "d Add to Markham Heights, as recorded
in PB 1 PG 80, Public Records of the Seminole County, Florida
Zoning Classification: SR -1 A
Parcel Width at Building Line Requirement: 70 -ft
Present Setback: 62.66 -ft
Variance Needed: 7.34 -ft
Parcel Size Requirement: 7500 -sq. ft.
Present Parcel Size: 6903 -sq. ft.
Variance Needed: 597 -sq. ft.
The planned use of the property is to construct a single - family residence.

• Mr. Stodola was present to represent the request. Mr. Florian advised the board that the owner is
requesting a variance to allow a single - family residence to be built. The only variance needed is the

parcel size and parcel width. Mr. Stodola stated that a neighbor told him that there was a house on
this property before. A picture of the property, which was taken by Nick Balevich, was submitted
to the Board.
Mr. Valente made a motion to approve the parcel width and parcel size variances. Mr. Stairs
seconded.

I am submitting the following information for your consideration in requesting a variance in the
Zoning Ordinance.
Address: 213 Brushcreek Drive
Legal Description: Lot 185, Country Club Park Phase III, as recorded in PB 58, PGS 12 & 13, Public
Records of Seminole County, Florida.
Zoning Classification: PD
Front /Side Yard Fence Height Requirement: 4 -ft
Present Height: 6 ft
Variance Needed: 2 ft
The planned use of the property is to install a 6 -ft. wooden fence along front /side yard area.
Any consideration given this request will be appreciated.

Ms. Goodchild was present to represent the request. Nick Balevich advised the board that the fence
would be in line with the house at the rear of this property. A picture was submitted to the board.

Present Setback: .45-ft
Variance Needed: 14.55 -ft
The planned use of the property is to install an above ground swimming pool.
Any consideration given this request will be appreciated.

Ms. Kmett was present to represent the request. Nick Balevich submitted a picture to the board.
Due to the layout of the land, it would not be obtrusive and there is also a fence that will obscure it
from the road.
Mr. Stairs made a motion to approve the variance with the condition the pool will always be obscured
by an opaque fence and the pool stays above ground. Mr. Valente seconded.

Rear Yard Setback Requirement: 25 -ft.
Present Setback: 18 -ft
Variance Needed: 7 -ft
The planned use of the property is to construct a screen room on an existing slab.
Any consideration given this request will be appreciated.

Ms. Santos was present to represent the request. Nick Balevich submitted a picture to the board.
Nick stated that the screen room would not intrude on the neighbors. The slab was poured when the
house was constructed.
Mr. Valente made a motion to approve the rear yard variance to construct a screen enclosure on an
existing slab. Mr. Stairs seconded.
