BOARD OF ADJUSTMENT
January 9 2003
The Board of Adjustment of the City of Sanford, Florida met in Regular Session in the
City Commission Chambers of the City Hall at 11:30, AM on January 9, 2003

The Vice - Chairperson Sylvia Smith called the meeting to order at 11:40 AM
The following letter was submitted for consideration:

Gentlemen:
I am submitting the following information for your consideration in requesting a
conditional use for non - conforming structure in the Zoning Ordinance.
Address: 1421 Valencia St.
Legal Description: Lots 15 & 16 BLK 6 SAN LANTA PB 3 PG 80
Zoning Classification: SR -IA
Requirement: Front yard: 4' maximum height and material shall be semi - transparent.
Variance requested: to construct a 6' block stucco wall in a front yard.
The request for this dimensional variance is to approve the height and construction
material for the fence in a front yard. Any appreciation you may give this matter will be
appreciated.

Mr. Florian gave a brief synopsis on the applicant's request. Mr. Drane requested to
revise his application to bring the wall to the front property line. Ms. Stamm was

concerned with the wall at that location and visibility when driving at that intersection.
Mr. Valente was concerned with the height of the wall at the property line. Mr. Valente
motioned to approve amending the location of the face of the wall to be 2.8' from the
property line. Mr. Stairs seconded. Motion carried 4 -0.

Conditional use request for an existing non - conforming structure front yard requirement
is 25'.
Variance requested is 13' to amend front yard setback to 12'.
The request for this conditional use to approve the front yard setback and allow
reconstruction of a single family dwelling. Any consideration given this request will be
appreciated.

Mr. Florian briefed the board on the applicant's request. Applicant was question as to use
of the property. Mr. Valente motioned to approve with 13' front yard setback. Ms. Stamm
seconded. Motion carried 4 -0.
There being no further business the meeting was adjourned at 12:1 1p.m.
