GRANT OF UTILITY EASEMENT
THIS INDENTURE, made this 13thday of March, A.D., 1996, between ZEKE DIXON
and IRENE DIXON, husband and wife, of the County of Seminole and State of Florida, party of
the first part, and CITY OF SANFORD, FLORIDA, a municipal corporation, situate in Seminole
County, Florida, party of the second part;
WITNESSETH, that party of the first part, for and in consideration of the sum of One
Dollar ($1.00) and other valuable consideration to be in hand paid by party of the second part,
receipt whereof is hereby acknowledged, has granted and conveyed, and by theses presents
does grant and convey to party of the second part, its successors, assigns, and licensees, a
perpetual easement under, upon, and across the property situate in Sanford, Seminole County,
Florida, more particularly described as a utility easement in Section 26, Township 19 South,
Range 30 East over the following described property:
Beginning at the Northwest comer of Lot 5, Reddings Subdivision, Plat Book 8,
Page 20 of the Public Records of Seminole County, Florida, run Southeasterly to
the Southwest corner of Lot 7, West 50 feet, Northwest to a point 35 feet West of
Beginning, East to Beginning; and
A triangular easement described as follows: Run 507.1 feet East of the
Southwest corner of the Southeast 1/4, East 220 feet, North 3.33 chains to a
Point of Beginning: Run West 30 feet, Southeast to a point 83 feet South of the
Point of Beginning, North to Point of Beginning,
for public utility purposes, including specifically storm and sanitary sewers, and for the
installation, inspection, servicing, repair, maintenance, and replacement of all utilities now
existing or hereafter to exist on said property, such easement including the right of free ingress
and egress over and across said property for any of the purposes aforesaid.
