Airport Blvd., Sanford, Florida 32773 (hereinafter referred to as "ASSOCIATION "), and COLLIS ROOFING, INC., whose mailing address is P.O. Box 520668, Longwood, Florida 32752 -0668 (hereinafter referred to as "CONTRACTOR °). I. CONTRACT DOCUMENTS The contract documents consist of this agreement and any and all exhibits which may be specifically referenced and incorporated herein. II. SCOPE OF WORK ASSOCIATION is contracting with CONTRACTOR to re -roof buildings 8, 9, 10, 12, 13, 15, 16, 17, the clubhouse, the mail kiosk, the guard shack and the maintenance building that are part of the Condominium Property that is further described in the Declaration of Condominium of The Pine Ridge Club Village I, A Condominium, recorded at Official Records Book 1634, Page 1440, Public Records of Seminole County, Florida. CONTRACTOR agrees to re -roof each building within 7 days of the start date of the building. CONTRACTOR shall provide the following services pursuant to the terms of this Contract: CONTRACTOR agrees to furnish all material and perform all work necessary to complete the re- roofing of the condominium buildings. CONTRACTOR agrees to complete the re- roofing of each building within 7 days of each building's start date. 2. CONTRACTOR agrees not to commence work on another building until 90% of the previous building is complete. CONTRACTOR agrees to promptly begin said work as soon as notified by the ASSOCIATION that work may commence, and to complete the work as follows: SCOPE OF WORK: A) Pull all required permits. B) Remove old shingles and underlayment to deck and dispose of properly. C) Roof Decking - $45 per sheet/Fascia - $6 per LF. Price not included in proposal will be in invoiced separately. D) Supply and install code approved CT Roofer's Select to deck using Page 1 of 12 simple nails. E) Supply and install code approved Mid - States Ice and Water Sand self adhered underlayment along all valleys per manufacturer specifications. F) Supply and install code approved 2'/" galvanized painted drip at ALL eaves and rakes, per code. G) Secure the eave metal with mastic and then apply starter shingles at all eaves with the seal strip at the edge of the roof. H) Supply and install ALL lead flashings for plumbing penetrations. 1) Supply and install code approved painted galvanized 4' off ridge roof vents OR code approved painted aluminum 10' on -ridge vents at ALL previous locations. J) Vents will be white, any additional vents needed will be at a cost of $75.00 a piece. All drip edges will also be white. K) Supply and install standard galvanized preformed valley metal. L) Supply and install Silver Birch, Certain Teed Architectural shingles per manufacture's specifications and all applicable building codes. M) Supply and install CertainTeed Shadow Ridge at all hips and ridges. N) Clean up all debris and walk perimeter with a roll magnet. O) All materials to be installed to manufacture recommendations. P) Collis Roofing, Inc. will provide all applicable permits. Q) Collis Roofing, Inc. to handle all necessary county inspections. R) Gutters may be installed per building upon agreement of both parties for an up charge per building to be negotiated by both parties at a later date. 3. All rotten, damaged or deteriorated wood will be replaced. 4. All dump trailers will be removed from job site upon completion. 5. All paperwork will be posted at the job site (permit, N.O.C., and dry-in affidavit) and must remain posted until final inspection is completed. 6. CONTRACTOR agrees to pay for all permits and fees, which are included in the price of this Contract. 7. Florida Building Code requires the roof deck to be re- nailed every six inches during the re -roof process. 8. CONTRACTOR assumes no responsibility for structural integrity of the roof deck or of the building on which the roofing is to be installed. ASSOCIATION represents all structures to be in sound condition capable of withstanding normal roofing construction and operations. 9. ASSOCIATION is solely responsible for providing CONTRACTOR prior to the commencing of construction with such water, electricity, or other utility as may be required by the CONTRACTOR to affect the work covered by this Contract. ASSOCIATION hereby grants to CONTRACTOR the right to display signs and advertising at the project site. 10. Where colors are to be matched, CONTRACTOR shall make every reasonable effort using standard color and materials, but does not guarantee a perfect match. 11. This Contract is based upon the work to be performed by CONTRACTOR not involving asbestos - containing or toxic materials and that such materials will not be encountered or disturbed during the course of performing the work. In the event that such materials are encountered, CONTRACTOR shall contact ASSOCIATION prior to continuing work. Both parties may negotiate a reasonable compensation for all additional expenses to be incurred as a result of the presence of asbestos - containing or toxic materials. 12. The ASSOCIATION acknowledges that re- roofing may cause vibration, disturbance, dust or debris to fall into the interior. CONTRACTOR agrees to remove or protect property directly below the roof in order to minimize potential interior damage. 13. Both parties are committed to acting promptly so that roof leaks are not a source of potential interior mold growth. ASSOCIATION will make periodic inspections for signs of water intrusion and act promptly, including notice to CONTRACTOR if ASSOCIATION believes there are roof leaks, to correct the condition. Upon receiving notice, CONTRACTOR will make repairs promptly so that water entry through the roofing installed by CONTRACTOR is not a source of moisture. 14. ASSOCIATION acknowledges and understands while the CONTRACTOR is actively completing the work under this Contract, the work environment, including all roof areas, is a dangerous environment. ASSOCIATION agrees not to interfere with the CONTRACTOR from performing the duties under this Contract. 15. CONTRACTOR shall diligently perform all aspects of reconstruction in accordance with industry standards, in a workmanlike manner, and in accordance with this Scope of Work. III.
