Mrs. Stairs called the meeting to order at 7:00 P.M.
The first item on the Agenda was to hold a Public Hearing to
consider a request for a Dimensional Variance for Alden Equipment
located at 500 Aero Lane in an RI -1, Restricted Industrial Zoning
District, for the purpose of a variance in the required frontyard
setback for chain link fencing on the north side: 25 required, 5'
proposed, a variance of 20'; and a variance in the required
frontyard setback for chain link fencing on the east side: 25'
required, 15' proposed, a variance of 10 Tax Parcel No: 26-19 -
30-5AE- 1400 -0000; owner /representative: Crockett Bohannon.
Crockett Bohannon, 900 Chapman Road, Oviedo, was present. He
stated that the reason for the fencing is for the security of
building. The variance on north side is to secure that side of the
building because of the air conditioning unit, sprinkler system and
the power units. The fencing on the east side is because this side
is the most approachable side of the building.
Allan Kruger of 1901 S. Lake Avenue stated that he had no
objections but wanted to know the purpose of the 25' setback for a
chain link fence. Mr. Marder explained that the purpose of the
setback for chain link fencing is to prevent the city from being a
city of chain link fencing in front yards. From an aesthetic
consideration, chain link fences are just plain ugly. He stated
that Staff is recommending approval in this case because the street
is not well traveled, and already there are industrial uses with
chain link fences . The recommendations would probably be different
if it was highly traveled road.
Mr. Bohannon stated that landscaping would be installed on both
fences. Shrubbery 2 to 3' high.
Mr. skat moved on approval. Seconded by Mr. Garrett. All in
favor. Motion carried.
Next on the Agenda was the consideration of the Site Plan for Towne
Center Plaza at Seminole Towne Center located at 251 Oregon Avenue
(former Holiday Inn site) in a PD, Planned Development Zoning
District. (Revised PD Rezone approved by Planning and Zoning
Commission on March 6, 1997). Tax Parcel. No.: 29-19-30- 300 -011D-

Gary Beverley, 404 Pine Dr., PEC, was present for representation.
He stated that this is the old Holiday Inn site plus a portion of
the Towne Center tract that is needed for parking. The retention
pond to the east was developed with the Mall Site and the Towne
Center Partnership enhanced the pond to accommodate the stormwater
runoff from this site also. The parking spaces will be 9

The next item was the consideration of the Site Plan for classroom
building additions to Page Private School located at 100 Aero Lane
in an AG, Agriculture Zoning District. Tax I.D. Number: 26-19-30 -
5AE -1500 -0000; Property Owner: Page Private School, Inc.;
Representative: Cornell Arterbury - Arterbury Architects, Inc.
Cornell Arterbury, 401 whooping Loop, Altamonte Springs, stated
that it has been years since Page has had any classroom
renovations. Some modifications are minor which include the
modification of retention ponds and underdrains. They are
proposing to go in with a sanitary forced line which will connect
to the south down Aero Lane. There is an existing swimming pool
and they will build just to north of that. He stated that the City
has been granted a 15 utility easement on the north side of the
building. The overflow parking area will be grassed and they will
maintain the current theme of the roof and colors.
Mr. Skat moved on approval. Mr. Robert seconded. All in favor.
Motion carried.
Next on the Agenda was the consideration of the Final Plat for
Mayfair Club, Phase I. a 48 lot single - family residential

Property Owner: Maronda Domes, Inc. of Florida; Representative:
Steven B. Saggerty - Swaggerty Land Surveying, Inc.
Neil miler, 535 Park Ave North, winter Park, was present. Mr.
Marder explained that the plan was adopted with a number of lots in
the PD Rezoning. Then there was a preliminary subdivision plan
which changed some of the retention. Now there is the final plat
with may be one or two lots less than the overall plan that was
originally allowed.
Clay Simmons pointed out that the Code requires the Commission to,
when making motion, find that the final plat is consistent with the
subdivision plan.
Mr. Robert made a motion to approve based on the final plat being
consistent with the preliminary subdivision plan. Seconded by
Skat. All in favor. Motion carried.
Mr. Skat moved to approve the Minutes as circulated. Seconded by
Mr. Robert. All in favor. Motion carried.
There being no further business, the meeting adjourned at 7:35 P . M .
