Davidson Darrell Grieme John Morris George Willis Members Absent: Cliff Miller Sheila Roberts Others Present: Bettie Sonnenberg, Zoning Inspector The meeting was called to order at 7:00 P.M. by the Chairman, J. Q. Galloway., The first item was a Public Hearing to consider rezoning from AD to RC -1, proeprty located at Country Claub Rd. and 25th St., represented by Mike Capko. He said a bank is looking at the property and if the bank does not use it, there will be other professional -type businesses there. He said the drainage would not be altered. Present to speak in opposition were Don nicholas and Dr. Edgemon. They said they want it to remaint AD and are in oppositon to anything that would cause more traffic and congestion in the area. After discussion, Mr. Carli moved to recommend denial of the rezoning. Mr. Grieme seconded. Motion carried unanimously. The next item was a Public Hearing to consider a conditional use in a GC -2 zone for the sale of beer on the premises at Captain D's seafood restaurant at 2514 French Ave., represented by Tom Gory of Shonee's, Inc. He said there are 65 restaurants in the state of Florida serving beer with food and the beer would not be listed on the outside menu for the drive -thru but would be available. Mr. & Mrs Terwilleger were present to speak in opposition to beer being served so close to their residence. Mrs. 011iff was present to speak in opposition and said the establishment had not followed through on some of the other promises they had made in connection with the lightproof fence. Mr. Gory said the sighproof fence was being taken care of pending the delivery of the material to make it sightproof and they would comply with any require- ments to afford a good relationship in the area. Mr. Morris said that with Mr. Gory's assurance that all the problems would be taken care of, he moved to recommend approval of the conditional use. Mr. Carli seconded. Motion carried. The next item was a Public Hearing to consider a conditional use for a duplex in the SR -1 zoen at 809 Willow Ave. represented by Chuck E. Guess. Page 2 ---------------------------------------------------------------------- - - - - -- Mr. Guess said he planned to build a duplex for rental, with 754 sq. ft. per unit. Present to speak in opposition were: Elmo Williams, 804 Willow Ave.; resident from 800 Willow Ave.; Casey Forrest, 801 Willow Ave.; Joe Riggins and theodore Martin. All the people in opposition objected to rental property in a settled, quiet neighborhood. After discussion of the size of the property and the opposition, Mr. Franklin moved to deny the conditional sue. Mr. Davidson seconded. Motion carried unanimously. Mrs. Sonnenberg requested an opinion on behalf of a property owner as to whether a lot zoned RMOI could be utilized as a parking lot for a business. The opinion was that the RMOI zoned property could be used as additional parking as long as the buisness was not expanded. Mrs. Sonnenberg requested an opinion as to whether there is any zoning in the city that would allow someone to sell furniture from a truck. During the dis- cussion it was noted that if he came in with a site plan with all the requirements met, it could be reviewed. Mr. Morris felt it might be a matter for an opinion from the City Attorney. The Mintues of the previous meeting were approved. There being no further business, the meeting was adjourned. J. Q.
