Franklin John Morris George Willis Members Absent: Sheila Roberts Frank Whigham Others Present: Leah Rogers,.Zoning Inspector The meeting was called to order at 7:30 P.M. by the Chairman, J. Q. Galloway. The first item for consideration was a site plan of a 32,000 sq. ft. office building and a 125,000 sq. ft. building to manufacture fans and deodorizers for the Rush - Hampton Industries, Inc., located south of Silver Lake Drive and east of SCL railroad in the MI -2 zoned district, represented by Paul Russell. Mr. Russell said he was aware of the requirements stated in the comments from the Engineer and Zoning Inspector and there was no problem in meeting them. He said the project would have at least 500 employees. Mr. Morris moved to approve the site plan subject to engineering and land - scaping requirements. Mr. Franklin seconded. Motion carried. o , The next item was a site plan of a 2,250 sq. ft. addition building for Caribbean Air Express to be used as a shop and office located at the Sanford Airport on Carrier Ave. in the RI -1 zoned district, represented by LeRoy Robb. After discussion Mr. Barks moved to approve. Mr. Miller seconded. Motion carried. The final plat for Groveview Villas, Unit I, located north of Lake Mary Blvd., east of Sir Lawrence Drive, west of Justin Way, and south of Groveview Village in the MR -1 zoned district was postponed prior to the meeting by the pro- ponent. Mr. Mike Capps was present to request from the floor, an opinion from the board regarding a conceptual plan for 31 lots off 24th St. between Georgia Ave. and Hartwell Ave. in the SR -1 zoned district. The concept showed duplexes on each lot, which would double the density requirement for SR -1. Mr. Capps said the project would be costly because of the preparation needed for the area to make it buildable, and the use of duplex or group homes would offset the cost of preparing the site. -1- MINUTES- Planning & Zoning Commission - Nov. 5, 1481 - 7:30 P.M. Page 2 After discussion, it was mutually agreed that the area should be rezoned to MR -2, in order to allow the type of group homes in the concept and that it would be compatible to the surrounding area.
