The meeting was called to order at 8:08 P.M. by the Chairman, J. Q. Galloway.
Mr. Miller moved to remove from the table, a site plan for a classroom addition
to the Hickory Ave. Church of God in the MR -2 zoned district at 503 Hickory Ave.
Mr. Barks seconded. Motion carried. The site plan was presented to the board,
represented by Rev. Sanders. After discussion it was explained to Rev. Sanders
that the curb cut shown on the site plan was not acceptable and showed no commitment
to pave the parking spaces or the alley used for access. Rev. Sanders said they
would comply with all requirements and would have a site plan showing the requirements
at the next meeting. It was noted that since the capacity of the church was not
increasing, no off -site parking would be required. Mr. Miller moved to table the
item until a revised plan is presented. Mr. Barks seconded.. Motion carried.
The next item for discussion was a request for a conditional use for a "Custom Built"
Cabinet Shop in the GC -2 zoned district at 400 S. Sanford Ave., represented by
James Lee. He said the hours of operation would be 8:00 A.M. to 6 :00 P.M. and there
would be possibly four people working. Mr. Miller moved to approve. Mr. Barks
seconded. Motion carried.
The next item for discussion was a request from Gary Tate for a home occupation of
"Odd Job Services ", telephone service only, at 127 Club Rd. He said it would be
primarily contacting teenagers for odd jobs of a minor nature and that he would fit
the person to the job and check the results. Mr. Whigham moved to approve. Mr.
Miller seconded. Motion carried.
Mr. Whigham moved to leave the definition of Townhouses in the Zoning Ordinance
as defined in Article II, Paragraph 67 unchanged, and to set a public hearing to
make the following changes:
Article VIII, Supplementary Regulations; 1, Planned Unit Development
District
A. Permitted Uses, (6) Commercial or retail uses, including offices
and clinics, provided that they meet the following criteria:
Delete subsections c, d and e.
B. Requirements and standards for approval, Change to read:
(1) A parcel which is proposed for a Planned Unit Development must
contain a minimum area of 100 contiguous acres in single ownership
at the time an application is made for Planned Unit Development
zoning approval.
Article VIII, Supplementary Regulations, 4._Townhouses, change to read:
I. Minimum side yard: none where units joined by common walls.

Where not joined by common walls, side yard shall be at least 10 ft.
2. A minimum rear yard of 20 ft. is required.
3. A minimum front yard of 20 ft. is required when fronting on a
street.
Motion seconded by Mr. Miller and carried.
Mr. Miller moved to recommend that the Americana PUD be rezoned to MR -1, GC -2 and
SR -2. Mr. Barks seconded. Motion carried.
Mr. Miller moved to recommend to remove Sanora unplatted areas from PUD and rezone
to SR -1, MR -2 and GC -2. Mr. Barks seconded. Motion carried.
Mr. Miller moved to recommend to remove Hidden Lake unplatted areas from PUD and
rezone to SR -lA, SR -2, MR -1 and GC -2. Mr. Barks seconded. Motion carried.
The Minutes from the previous meeting were corrected to include the motion and
second on the action to approve the Flagship Bank drive -thru tellers. Minutes
were approved as amended.
There being no further business, the meeting was adjourned.
