Knowles, City Manager Gerald Dake, City Planner Julian Orr, Realtor John Williams, Realtor Merle Warner, Realtor John Sauls, Realtor An informal meeting with the various realtors was held in the City Commission Room at City Hall to discuss with the City Planner and the Zoning and Planning Commission the proposed land use map. The City Planner invited each person in the audience to comment on the map and to feel free to give his opinion of the map. Mr. Julian Orr, commended the City Planner and each who gave time and effort to compile the information that went into the land use map. He stated that much thought was required to producing a map such as this. He proclaimed Sanford as "the Place of the Future - Where busy people could come to get away from it all." He pointed out a need to keep Sanford a recreation area and that many would settle here along the water,being separated from Zoning and Planning Commission Minutes March 25, 1971 Page 2 the metropolitan area of Orlando by natural boundaries. He told the Committee that apartments would be needed as well as the single family dwellings and industry would be forthcoming with the rise in_ population. Mr. Orr praised the City Manager in his efforts to establish the City of Sanford as an important place in Central Florida. He cited the secret of the growth of Sanford would be the services that we were able to offer, such as water and sewer that is needed by every developer and home owner. In his opinion the waterfront would play an important part in the future and should be kept as a recreation area. It was mentioned that perhaps the closing of Highway 17 -92 along the lakefront and zoning that would permit apartments beside the lake should be considered to draw people to the downtown area. Downtown Sanford was discussed and some of the realtors felt that with the erection of the Seminole County Courthouse and a new City Hall that the downtown area would develop on its own. The Building Official pointed out that the condemnation program will take care of most of the undesirable housing and with the new housing programs most of the people being forced to live within the slum areas will be able to have better housing thus giving the community a face lifting. Mr. John Williams submitted a letter to the Commission prior to the meeting with many suggestions as to what could be done such as lakefront parks with apartment complexes having shops in the lower floor thus permitting shopping within walking distance; expand Marina facilities, clean up French Ave. by license limitation and possibly having a "Pitch and Putt course behind the apartments. Mr. John Sauls called attention to the fact that the railroad would be an important factor in our future growth. The Rail -Pack was discussed and it was thought that perhaps there was a need for a larger industrial area around the present railway station and consideration of an overall transportation study with the placing of industrial areas to abut these. Zoning and Planning Commission Minutes March 25, 1971 Page 3 Housing for the elderly would also be a need in the future and it was pointed out by the Building Official that Bram Towers was in the planning stage and would be under construction soon, being placed in the downtown area. A need for professional offices in the area was mentioned by Mr. Merle Warner to serve these elderly people who would be living in this complex. This proved to be a very beneficial meeting for all involved. The City Planner thanked each realtor for his participation and for coming to the meeting and explained that each idea would be considered when the final land use map was drawn.
