Regular Meeting
February.18, 1965
8:00 P.M. - City Commission Room
City Hall
Members present were: Messers. McKibbin, Rams,
Johnson, Harris, Wharton, Bush and Lee. Also present
were: City Manager Knowles and Building Official Risner.
Meeting was called to order by Chairman McKibbin.
Reading of the previous minutes was waived.
A public hearing was held regarding the advertisement
published in the Sanford Herald on February 17, 1965, to
consider the rezoning of the following: --
The general area of
The block between Oak Avenue and Myrtle
Avenue from 25th Street to Park Drive
from C -1 to C -2 (that which is al-
ready existing commercial) .... AND
To further consider rezoning to C -2
all the area presently zoned C -1
between Palmetto Avenue and Laurel
Avenue from 25th Street to 26th Street.
All south of 25th Street
Mr. Leo Butner, with residential property on the west
side of Myrtle Avenue between 25th and 26th and /or Park Drive,
stated that he had no objection to the rezoning as outlined
as he was leaving the area shortly through the sale of his
property. It was pointed out to him that his property was
not under the advertisement for rezoning; that it actually
involved only the existing commercial zoning of this area.
Mr. and Mrs. Dingman of the southwest corner of 25th
r Street and Myrtle Avenue stated that they had no objection to
the rezoning of their property to commercial. However, their
property also was not included in the legal advertisement for
rezoning.

Mr. Don Howe, local realtor with Jim Hunt, stated that
his parents' owned and operated the Howe's Fashion Shop, with
Jim Hunt's Realty being adjacent, on Park Drive in the commercial
zoning.
He stated that he had no particular objection to the
rezoning, to C -2, other than an observation regarding set back
requirements between the C -1 and C -2 zones, whereby those who
have previously constructed in the C -1 zoning would be penalized
by the C -2 set back requirements if and when additions were made
to their structures.
After general discussion, Mr. Wharton moved that the
area as advertised and outlined above be recommended to the
City Commission for rezoning from that of C -1 neighborhood
commercial to C -2 general commercial. Motion seconded by
Mr. Lee and carried.
Under further discussion, regarding Mr. Howe's
observation as outlined above, Mr. Wharton moved to amend
his motion to include the following: -
Under Article Xii, Sec. 4 .. Front,
Rear and Side Yard Regulations,
Item 1.: Front Yard
To read: - None required, with the exception
of those C -2 areas south of 20th
Street whereby the requirement
shall be a 20 -foot set back.
Amendment to motion seconded by Mr. Karns and carried.
There being no further business, the meeting adjourned.
