retail lumber business in the area south of 25th Street and east
of the Pig N' Whistle, appeared with the proposition of extending
the newly zoned C -N area south of 25th Street an additional fifty
(50) feet to enable him to put up his proposed building and still
have sufficient parking area.
Mr. Gut voiced the opinion that the City Commission would not make
a zone extension for one individual. Since Mr. Williams has not,
as yet, submitted his plot plan to the city building inspector, he
was told that he must place the structure so as to allow ample parking
area for the size of building proposed. The ordinance reads "no
permit shall be issued by the city for construction of any commercial
building within this zone, until there shell have been provided on the
property upon which such building is to be constructed and adjacent
to that to be occupied by it accessible parking space not less in area
than the space to be occupied by such building ". 'However, Mr.
Williams' proposed building will now come under the new off - street
parking ordinance that was just recently adopted.
The three other persons and Mr. Mack Cleveland, who live in the
Immediate area of the above proposed retail building, wanted to
clarify several questions or rumors in their mind as to the pro-
posed business.
Mr - Williame stated that with reference to the lumber part that
there would be no planer or power saw work involved at this location;
this type of work would be done at his other business place on the
highway, and that he planned on putting up a business building that
the people in that area would be proud of and not ashamed of.

It was also stated that Mr. Williams' permit would be issued with
the stipulation that there will be no heavy type of industrial lumber
business and there will be no prefabricating mill work.
Mr. Knowles stated that this particular area, recently .zoned for a
neighborhood shopping center, was rather an experimental type of
zoning to see just how it will work out and what the reaction will
be from the residents living In the immediate area.
The attending members then went into a discussion on duplexes.
It was felt that first of all a definition of a duplex should be
obtained. Mr. Gut expressed his opinion that definitely duplexes
should not be allowed to go into an R -1 and R -lA districts. Also,
that it should be stated as to the max &mmm minimum floor area for
each duplex, plus the yard area.
Mr. Brown suggested a possibility of creating a separate district
or either making an extension to the multiple family district to
take care of the duplex situation. The question also arose as to
the aesthetic aspect of a duplex, especially in an R -1 and R -lA
district.
After some discussion, it was decided that in regards to duplex
structures and the district involved, the following four items
might be considered further:
1 - Create a super - imposed area in which duplex structures may
be built; said area may over -lap several of the existing zoned
areas.
2 - Pick an area rather than a zone.
3 - Petition

by residents in the
area.
4 - Petition
to the
Zoning and Planning
Commission.
