Minutes of September 15, 1955, were read and stood approved.
Chairman Brown announced that the County had now officially adopted
their Zoning Ordinance.
It was stated that the county zoning will affect areas within 500
feet of a county or state maintained road.
The next item of business to come before the board was the request
of Mr. Brailey Odham, local developer, for re- zoning of property
known as the Cornell and Lingle property on the west and east sides
respectively of Mellonville Avenue. This property is presently un-
platted, and Mr. Odham requested that it be re -zoned from an R1A.A
to an R1A zone.
Request further stated: "I plan to construct approximately 45 homes
w ranging in price from $13,000 to $18,000. Homes will be built under
FHA and VA supervision and will range in size from , square feet
in the main part of the house excluding carport, utility room, por 1100 ch,
eto. The typical property will be a home 1,300 to 1,350 square feet
in the main part of the house, bath and one - -half, sales prise under
$15,000."
m During discussion on the above request, it was felt by all present
❑ that since there was such a skip in the square footage of living
OC space in the RJA to R1AA zoning, that there should be a zone set
0 up for square footage between the 1,000 to 1,600 bracket. It seems
Z that originally this square footage was 1,200 to 1,600, but was
4 lowered due to the increase cost in building material.
LO Mr. McKibbin moved for recommendation to the City Commission that
a "public hearing" be held to re -zone Lots C and that portion of
Lot A, west and east of Mellonville Avenue, bounded on the south
by 24th Street and on the North by Washington Street, extended on
the west by the west boundary line of Lot C and on the east by the
present R1A zoning line from R1AA to R1A.
Motion seconded by A. L. Wilson and carried.

A short discussion was held on the area or areas that could be
proposed for "duplex" construction. It was felt that the multiple
family district would not solve the problem, due to one factor
being that of no floor area requirements being specified. The
question arose as to whether the lot size could be the main `factor
in controlling the duplex area.
There being no further business, the board moved to adjourn.
