Collins Karlyle Housholder A. W. Lee, Jr. James Wright Members absent: Clifford McKIbbin Alfred Stanley A. L. Wilson Others present: W. E. Knowles, City Manager John Gillon, Bldg. Inspector Meeting was called to order by Chairman Brown. Minutes of October 20, 1955, regular meeting, were read and stood approved with one exception. Mr. Brown wished to correct the state- ment inadvertently recorded in regards to the County Zoning Ordinance. The statement should read as follows: County Zoning Board had recom- mended to the County Commission the adoption of a zoning ordinance, which had been accepted by the County zoning Board. Minutes of November 1, 1955, special meeting, were read and stood approved. Since there was no immediate and urgent business at hand, the board then went into a general discussion regarding the proposed Section 62, Duplex Districts previously submitted by board member, Cliff McKibbin. After much pro and con discussion, it was the consensus of opinion that the board should definitely determine what the district should be prior to adoption of the following proposal: For the purpose of this ordinance, a duplex shall be defined as a two family house; each family living independently of the other, with separate entrances for each family, and the house not to be over one story in height. In certain R--1, Rl -X and R1 -B, and R -1A areas, hereafter to be determined by the prescribed procedure, the construction of dwellings, known as duplexes shall be permitted, provided the following limitations are observed: A. Uses Permitted: Residential B. Building Height Limit: One Story C. Building Site Area & Frontage Required: 1. R 1, R1 -B, and Rl -X areas: 7,500 square feet of area & 75 foot frontage 2. RI -A areas: 9,000 square feet of area & 83 -1/3 foot frontage (3 plots in block of 5 -50 ft. lots) Minutes - November 17, 19 Page 2 D. Front Yard Required - 25 feet E. Side Yard Required - 10 feet F. Rear Yard Required - 25 feet G. Floor Area Requirements: For one story dwelling - 1,500 square feet, with a minimum of 750 sq. feet per single dwelling unit - in living area, exclusive of porches, ports- coche;4, garages, and car ports. Also, at this time the board entered into a discussion of (1) eliminating and /or possibly combining some of the different fourteen zoning districts and (2) changing the coding of the districts to a more simple form. However, it was Felt that to change the coding of the different districts now might possibly throw the residents, business people, especially the real estate agents, into a state of confusion.
