Minutes of Regular Meeting, Thursday,
June 21, 1956, City Hall, Sanford, Florida

Chairman Brown called meeting to order.
Minutes of previous meetings were dispensed with.
Mr. MoKibbin then reported to the board as to the happenings before
the City Commission in regards to their rezoning requests.
Also, Mr. McKibbin gave a verbal report on information received from
other cities In regards to square foot area used for family unit
dwelling area for apartments (efficiency).
From the report given, it appeared that most of the cities were
basing their requirement on lot area per family dwelling unit.
After a lengthy discussion, it was suggested that the minimum area
for each dwelling unit would be 350 square feet, exclusive of porches,
ports- cocheres, garages, or carportes. This would not pertain to
motels, hotels, or lodging homes. No action was taken.
A discussion was then held on sub- paragraph B of NUses Permitted
under Section 12, 0--1 district. It was felt that it might be best
to delete "mechanical garages" from this section. Also, under
paragraph 5 of this same section, it was felt that the word "trees"
should be deleted. Further, Paragraph F, under this same section
should be reconsidered due to the paragraph making all existing
commercial buildings non - conforming. No action was taken.
A short discussion was also held on the possibility of requiring used
car lots to have a hard pavement. No action was taken.
There being no further business, meeting adjourne .

Members present were: Messers. Brown, Collins, Faville,
Karns, Lee, and McKibbin.
Others present were: Building Inspector Yelvington and
City Manager Knowles.
Chairman Brown opend the meeting and welcomed Mr. Yelvington,
the new inspector, to his first meeting with the Commission.
Mr. Brown then read a letter from Fort Lauderdale regarding
their requirements for area in dwelling units.
A review of the proposed changes of the zones was then made
as follows:
Mr. McKibbin discussed the possibility of having someone come
to make a check of our planning and suggest improvements. He stated
that it would cost approximately $7,500 and suggested that a recom-
mendation be made to the City Commission for an allocation in the
coming budget.
Mr. Lee moved to request the City Commission to set up $1,500
in the coming budget for the use of the Zoning and Planning Com-
mission to expend in contacting and investigating certain in-
dividuals or firms to assist in future zoning and planning for
the City of Sanford. Seconded by Mr. Collins and passed.
It was also considered that it might be possible to employ a
planning assistant to the City Manager for the purpose of beginning
the city plan with the thought that the Planning and Zoning Com-
mission, together with the City Commission, could determine the
scope of the work which the planning assistant would be employed
to perform.
Since one vacancy exists on the Commission, the following names
were suggested to the City Commission: Art Harris, Clarence Redding,
