The following is a list of comments on the above reference project. The
comments need to be addressed before the plans can be approved. Changes to
plans shall be submitted on the same size format as the original submittal and
signed and sealed by the Architect or Engineer.
Dear Sir:
According to the applicant this project is an apartment building. It is a dwelling
unit within an R -2 occupancy not a single family dwelling unit. The appropriate
live load for the balcony is 100 pound per square foot according to the FBC Table
1607.1.
On the drawings please indicate the proper floor live load and design load for the
balcony and revise the structure if required. Refer to FBC Section 1603
Construction Documents and the FBC 106.3.5 Minimum plan review for buildings.
RESUBMITTALS

Eddie fiorn All Systems Group, Inc (ASG) informed me that you are looking for a letter stating that the reuse
of the existing screen room walls are acceptable.
ASG may reuse the screen room walls as long as the original connecting locations and original connecting
fastener size is reused. New fasteners need to replace any deteriorated fasteners.
Also, there was a concern about the live loading used in design. The design live loading to be used is 60 psf.
This value is read from Table 1607.1 of the Florida Building Code, Item No.5. 60 psf can be used since this
is a balcony on a "one and two family residence only, and not exceeding 100 sq ft." The area of the balcony
is 8 feet by 9 feet.

Attached find the revised structural drawings for the StoneBrook Apartment project for All Systems Group
(ASG) from Deltona which you currently reviewing.
The drawings have been revised from `balcony' to `deck'. This has been done to correctly describe the
exterior floor that is under permit. It is not an extension of the floor system (definition of `balcony') but
rather `a floor that is supported on at least two sides by an adjacent structure'. The ledger on the structure is
one side and the replaced beam is the other side of support. The deck also has the two side ledgers that are
parallel to the framing.
The loading for a deck per the Florida Building Code, referencing Table 1607. 1, list the live load as the
`same as the occupancy served'. The loading for the occupancy served is 40 psf. This information is noted
on the drawings and is clouded. The live loading for a structure is independent its classification. If this
structure is classified as a multifamily dwelling, the loading for the unit and deck is 40 psf as it would be
view as a `private room'.
