Item 2 Call to Order — the meeting was called to order at 5:37 p.m.
Item 3 Approval of Minutes for the May 12, 2005 meeting.
Ms. Shreve made the motion to approve.
Mr. Ewen seconded the motion.
Motion carried 5 -0.
Item 4 Applications for Certificates of Appropriateness - Residential District
Item 4A 1011 Oak Avenue, owners Jim & Donna McMillan, are requesting a variance to the side
yard setback to build a detached garage.
Ms. Shreve made the motion to approve the variance based on the location of the new
garage backing up to the neighboring garage, allowing for a 3 foot setback, alleys were
designed for smaller cars, larger cars require more maneuvering, utilizing alleys and
getting cars off the streets is a benefit, previous break -ins to vehicles, this would be
deterrent, consistent with schedule S, and is in harmony with purpose and intent of the
Land Development Regulations.
Mr. Ewen seconded.
Motion carried 5 -0.
Building Plan Approval
Mr. Ewen made the motion to approve the building plans.
Ms. Gibbs seconded.
Motion carried 5 -0.
Item 4B 309 Park Avenue, owner Kristy Maddox is requesting approval for a handicap ramp at
the rear of the property. This would also include a ADA compliant handicap parking
space, not shown on submitted drawing, but provided at the meeting, depicted in the rear
southeast corner.
Ms. Shreve made the motion to approve as presented.
Ms. Gibbs seconded the motion.

Item 4C 1401 Magnolia Avenue, Stephanie Powers is requesting approval for a wall sign to be
placed on the front of the building. She presented a mock up to the board.
Ms. Gibbs made the motion to deny since the sign would cover the architectural detailing
on the front of the building and the sign is not S code compliant.
Ms. Shreve seconded the motion.
Motion carried 4 -0 (Powers).
Item 5 Minor Reviews
Ms. Gibbs — 701 Magnolia — materials appropriate?
311 W 10 St — did we check site plan?
Item 6 Six Month Reviews
Item 7 Review Proposed Amendments to Schedule S — Sign Regulations
Ms. Gibbs made the motion to transmit the Schedule S revisions as amended and
presented this evening to the City Commission including the amended survey.
Ms. Shreve Seconded the motion.
Motion carried 5 -0.
Item 9 Chairman and Board's items for discussion
Mr. Then — maintenance or lack of maintenance on downtown buildings. Provided
information on downtown banners on poles and the contract with city.
Ms. Shreve — 120 S. Oak Ave, Thrift store sign. 700 Park Ave., plate glass window. Code
Enforcement attention.
Ms Gibbs — 4th and Elm Ave, the northwest corner, is use changing to industrial or
commercial? Cars, trucks and trailers, in right of way.
Item 10 Adjournment — there being no further business, the board adjourned at 7:47 p.m.
