Specifically, clarification of where the fire retardant plywood is to be placed. The code required limits of the fire retardant plywood, as it is applied to the roof membrane, will be on the roof sheathing for a distance of (4) feet from the face of the UL rated wall assembly immediately below it. There is no need to place the same rated material on the vertical walls adjacent to the CMU block walls. The above information is based on the assumption that all construction not specifically noted above is installed as per the Engineered plans. Please be advised that our representative did not perform a comprehensive audit at the site. The recommendations and remedial action described in this response apply to this building only. The same or similar conditions at other buildings shall not be remedied based on these requirements. We trust that this will adequately address these conditions. We were informed that there are a number of framing issues that were questioned by the Building Department. At your request, our representative Larry Schmidt visited the site on November 9, 2012, to observe the conditions. We enclose a copy of Larry's report and numerous site photographs that were taken during his visit. There are a number of as -built conditions that will need to be addressed as follows. Grout in bond beam not flush with top of CMU: In all areas where the grout is not within 1/8" of the top of the CMU, a pourable, non -shrink grout of at least 3000psi should be placed, to restore the integrity of the separation walls and to provide adequate truss bearing. Trusses bearing on furring strips: Although this is neither standard nor recommended practice, the furring strips are made of SP material, and are acceptable for providing truss bearing in this case. No remedial work is required. Roof truss connectors not completely installed: The Simpson HM9 connectors require (5) - Titen screws into the CMU as per the manufacturer's requirements, and a number of them do not and cannot have all the fasteners installed, due to the CMU/framing height discrepancy. In each case where all of the required fasteners cannot be installed, add one Simpson MTSM 16 connector to the point. The floor truss ledger attachments were not made with 1/2" x 6" screw anchors as perlap n requirements: 1/2" wedge anchors of an undetermined length were used. The wedge anchor substitution is acceptable, provided that the substitutions are on a "one for one" basis as per plan specification, and that the wedge anchors have at least a 2-1/2" embedment into the CMU. Each scab should have at least a 4'-0" "lap" on the lower stud, and be attached to it with 8d nails at 4" on center in a staggered pattern. There are a number of roof and floor trusses that have been reworked (ends cut off, plMood_gussets added etc.): These repairs should be completed as per the prescribed repairs from the truss engineer. We did not verify this work. Please be advised that our representative did not perform a comprehensive framing audit at the site. As per your request, Larry's observations were limited to the specific problem areas described above. Trusses have been cut and repaired. Truss bearing points on the party wall cmu walls have bearing issues. Site visit by Larry Schmidt on 11-09-12. Comment: Unit 55 — (Left end unit) According to Steven Young the project manager for DR Horton the truss repair issues were caused by truss company confusion thinking that the cmu party walls were 10" block instead of the normal 8" cmu. The height of the cmu wall from the floor sheathing to the top of the bond beam is 8' '/a" tall. The frame walls built by the framers are 8' 1 '/4" tall causing the need to shim the trusses on the cmu party wall. According to Steve, the framer refused to cut the pre-cut studs to the proper size to match the cmu wall height. All of the trusses on the party wall have been shimmed at the bearing point using a 1x2 furring strip running the length of the party wall. The truss end distance between the Densglass varies between 3/8" and 1". The HM9 truss clips are installed using 5 '/4" tap cons and 4 SDS screws into the truss. All of the roof trusses in this unit have the same condition. The floor trusses in this unit have not been altered however the exterior end of the floor trusses have been padded out at the bearing point using two 2x4's vertically. See picture # 1778 and 1777. The front and rear walls are not balloon framed as required on the construction documents. Titen HD screw anchors have not been used for the floor truss double ledger board as required on the plans. Picture #'s 1752-1779. Unit 56 — The party wall trusses in this unit are bearing on a continuous 1 x 2 furring strip. The floor trusses in this unit have not been altered. Picture #'s 1780 — 1794. Unit 57 — All floor trusses in this unit have been altered with the exception of the six trusses bearing on the stair wall. All others have gusset plates on both sides of the floor trusses. The party wall roof trusses are bearing on a continuous 1 x 2 furring strip. Picture #'s 1795-1802 Unit 58 — All of the floor trusses in this unit have been altered on the left end. The second floor party wall trusses are bearing on a continuous 1 x 2 furring strip similar to the other interior units. Picture #'s 1803-1808. All of the roof trusses bearing on the cmu party wall are bearing on a PT 2 x 4 block 2.5" long. The bond beam grout is between ''/2" and 1/4" low the entire bond beam resulting in the truss block bearing on the face shell of the cmu only. The HM9 truss anchors have 3 '/4" tap cons attached to the bond beam. Due to the height of the shim all 5 tap cons could not be installed. The lower sds screw in the clip to truss is barely engaging the truss bottom chord and is of no value. The distance from the end of the truss to the Densglass is 1" plus throughout.
