AN ORDINANCE OF THE CITY OF SANFORD, FLORIDA,
AMENDING ORDINANCE NO. 3117 OF SAID CITY; SAID
ORDINANCE BEING A ZONING PLAN; SAID AMENDMENT
TO CHANGE THE ZONING OF A PORTION OF THAT
CERTAIN PROPERTY LYING BETWEEN UPSALA ROAD
EXTENDED WESTERLY AN D 25TM STREET AN D BETWEEN
UPSALA ROAD AND OREGON AVENUE EXTENDED
NORTHERLY, FROM A-l, AGRICULTURAL, TO PD,
PLANNED DEVELOPMENT AND AMEND A PORTION OF
THE INDIAN TRACE PLANNED DEVELOPMENT TO
"SEMINOLE TRACE PD"; PROVIDING FOR SEVERABILITY,
CONFLICTS AND EFFECTIVE DATE.
NOW, THEREFORE, BE IT ENACTED BY THE PEOPLE OF THE CITY OF
SANFORD, FLORIDA:
SECTION 1: That Ordinance No. 3117 of the City of Sanford, Florida passed and
adopted July 27, 1992, said Ordinance being the Comprehensive Zoning Ordinance of the
City of Sanford, Florida, regulating and restricting the location and use of buildings,
structures, land, and water for trade, industry, residence or other purpose, be and the
same is hereby amended as follows:

be and the same is hereby rezoned to PD, Planned Development, zoning district and the
Planned Development Master Plan is attached as Exhibit "B" is included herein by
reference as if fully set forth herein. Additional conditions of development are as follows:
Rename the subject portion of the Indian Trace Planned Development
to "Seminole Trace PD."
All development shall be consistent with the "Revised Master Plan of
Seminole Trace PD for Indian Trace LC."
Allow a maximum building height of 45 feet, maximum of three (3)
stories.
Establish 9' x 20' parking space dimensions on exterior spaces and
up to 40% of required parking spaces.
Incorporate an additional five (5) acre adjoining tract subject to
amending the Future Land Use Plan Map for that five acres from Low
Density Residential to Medium Density Residential - 10 (up to ten
dwelling units per acre).
Establish gross density of 9.5 units per acre.
Oregon Avenue shall be paved prior to issuance of a certificate of
occupancy. Such improvements shall include improvements to the
intersection of Rinehart Road and Oregon Avenue.

Subject to traffic warrant, the Developer or his successors shall be
required to pay a proportionate share of the signalization of CR 46A
and Oregon Avenue.
Regarding the man-made lake, no boats in the lake shall have greater
than two (2) horsepower, electric powered only.
Brick walls (not stucco) shall be provided adjacent to all single family
development which includes Mayfair Oaks and Nevell property.
SECTION 2: Severability. If any section or portion of a section of this Ordinance
proves to be invalid, unlawful or unconstitutional it shall not be held to impair the validity,
force or effect of any other section or part of a section of this Ordinance.
SECTION 3: Conflicts. That all ordinances or pads of ordinances in conflict
herewith be and the same are hereby revoked.
SECTION 4: Effective Date. That this Ordinance shall become effective
immediately upon passage and adoption of Ordinance 3533.
