meet standards of all laws regulating construction in this jurisdiction. I understand that a separate permit
must be secured for electrical work, plumbing, signs, wells, pools, furnaces, boilers, heaters, tanks, and
air conditioners, etc.

The City of Sanford requires payment of a plan review fee. A copy of the executed contract is required in order
to calculate a plan review charge. If the executed contract is not submitted, we. reserve the right to calculate the
plan review fee based on past permit activity levels. Should calculated charges exceed the documented
construction value when the executed contract is submitted, credit will be applied to your permit fees when the
permit is released.

You are being provided with this Courtesy Notice based on a recent inspection of the above -
referenced property. At this time, you are in violation of the Sanford City Code(s)
By: 602.3 -Heat Supply
Code Requhminents: Every owner and operator of any building who rents, leases or lets one or
more dwelling units or sleeping units on terms, either expressed or implied, to furnish heat to the
occupants thereof shall supply heat during the period to maintain a temperature of not less than
68F (20C) in all habitable rooms, bathrooms, and toilet rooms Exceptions:
1. When the outdoor temperature is below the winter outdoor design temperature for the locality,
maintenance of the minimum room temperature shall not be required provided that the heating
system is operating at its full design capacity. The winter outdoor design temperature for the locality
shall be as indicated in Florida Building Code. 2. In areas where the average monthly temperature
is above 30F (-1C) a minimum temperature of 65F (18C) shall be maintained.
Comments: A heat source must be present as prescribed above.

By: 504.1 - Plumbing General.
Code Requirements: All plumbing fixtures shall be properly installed and maintained in working
order, and shall be kept free from obstructions, leaks and defects and be capable of per -forming the
function for which such plumbing fixtures are designed. All plumbing fixtures shall be maintained in
a safe, sanitary and functional condition
Comments: Toilet bowl not secured to flooring properly.

Code Requirements: Every interior door shall fit reasonably well within its frame and shall be
capable of being opened and closed by being properly and securely attached to jambs, head'i6'/2ers
or tracks as intended by the manufacturer of the attachment hardware
Comments: Missing doors and door frames throughout structure.

Code Requirements: All interior surfaces, including windows and doors, shall be maintained in
good, clean and sanitary condition. Peeling, chipping, flaking or abraded paint shall be repaired,
removed or covered. Cracked or loose plaster, decayed wood and other defective surface
conditions shall be corrected
Comments: Consult with the City of Sanford Building department for the necessary permits prior to
any work. Interior walls, flooring, ceiling and, kitchen cabinets are poorly maintained. All areas are
suffering from cracked and peeling surfaces, loose hinges, water damage from leaks and
decayed/rotten wood.

By: 304.8 - Overhang extensions
Code Requirements: overhang extensions includY61/Zing, but not limited to canopies, marquees,
signs, metal awni61/Zings, fire escapes, standpipes and exhaust ducts shall be maintained in good
repair and be properly anchored so as to be kept in a sound condition. When required, all exposed
surfaces of metal or wood shall be protected from the elements and against decay or rust by
periodic application of weather-coati6Ying materials, such as paint or similar surface treatment.
Comments: Consult with the City of Sanford Building department for the necessary permits prior to
any repairs. Ceiling area of porch and soffits have damaged/decayed surfaces.

By: 304.9 - Stairways, decks, porches and balconies
Code Requirements: Every exterior stairway, deck, porch and balcony, and all appurtenances
attached thereto, shall be maintained structurally sound, in good repair, with proper anchorage and
capable of supporting the imposed loads.
Comments: Consult with the City of Sanford Building department for the necessary permits prior to
any repairs. Front and rear porches and stairs have decayed/rotten wood and not structurally
sound. Ramp attached to front porch is not an approved addition.

Code Requirements: Every window, skylight, door and frame shall be kept in sound condition,
good repair and weather tight
Comments: Consult with the City of Sanford Building department for the necessary permits prior to
any repairs. Window and door frames damaged and deteriorated.

Code Requirements: All exterior property and premises and the interior of every structure shall be
free from any accumulation of debris, rubbish, junk, trash, cans, paper, tires, furniture, building
material, or appliances.
Comments: Remove accumulation of junk and debris around premises.

Code Requirements: Vehicles shall not be parked in the front or side yards of a lot or in the right-
of-way adjacent to any lot unless parking occurs in the area of a lot permitted for a driveway with an
