AN ORDINANCE OF THE CITY OF SANFORD, FLORIDA,
AMENDING ORDINANCE NO. 3117 OF SAID CITY; SAID
ORDINANCE BEING A ZONING PLAN; SAID AMENDMENT
TO REZONE THAT CERTAIN PROPERTY LYING BETWEEN
SR 46 WEST AND WEST 5TM STREET AND BETWEEN
AERO LANE AND SOUTH WHITE CEDAR ROAD FROM
SEMINOLE COUNTY'S C-1 AND MR-2 (MULTIPLE FAMILY
DWELLING RESIDENTIAL) TO PD (PLANNED
DEVELOPMENT)' PROVIDING FOR SEVERABILITY,
CONFLICTS AND EFFECTIVE DATE.
NOW, THEREFORE, BE IT ENACTED BY THE PEOPLE OF THE CITY OF
SANFORD, FLORIDA:
SECTION 1: That Ordinance No. 3117 of the City of Sanford, Florida passed and
adopted July 27, 1992, said Ordinance being the Comprehensive Zoning Ordinance of the
City of Sanford, Florida, regulating and restricting the location and use of buildings,
structures, land, and water for trade, industry, residence or other purpose, be and the
same is hereby amended as follows:

of-Way) M.M. Smith's Subdivision, as recorded in the Public
Records of Seminole County, Florida in Plat Book 1, page 55.
The property being more generally described as 3651 W. 1st
Street.
be and the same is hereby rezoned to PD (Planned Development) zoning district and the
Planned Development Master Plan attached as Exhibit "A" is included herein by reference
as if fully set forth herein and the following conditions are included:
a. Consistency with Joint Planning Agreement.
b. Compatibility with commercial and industrial uses development in the
general vicinity of the site and availability of facilities and services to serve the proposed
development.
c. Pursuant to Land Use Compatibility Requirements contained in the
City's Land Development regulations, that all required landscape buffers, adequate
screening and separations be provided along portions of the property that abut existing
single family dwellings, especially those dwellings located on the west side of White Cedar
Road.
SECTION 2: Severability. If any section or portion of a section of this Ordinance
proves to be invalid, unlawful or unconstitutional it shall not be held to impair the validity,
force or effect of any other section or part of a section of this Ordinance.
SECTION 3: Conflicts. That all ordinances or parts of ordinances in conflict
herewith be and the same are hereby revoked.
SECTION 4: Effective Date. That this Ordinance shall become effective
immediately upon its passage and adoption.
