Acceptance of permit is verification that I will notify the owner of the property of the requirements of Florida Lien Law, FS 713.
The City of Sanford requires payment of a plan review fee at the time of permit submittal. A copy of the executed contract is required
in order to calculate a plan review charge and will be considered the estimated construction value of the job at the time of submittal.
The actual construction value will be figured based on the current ICC Valuation Table in effect at the time the permit is issued, in
accordance with local ordinance. Should calculated charges figured off the executed contract exceed the actual construction value,
credit will be applied to your permit fees when the permit is issued.

RE: Lake Monroe Apartments & Terwilleger Lane Trail
The Spanos Corporation
Dear Michael,
Since our April 4t" meeting, regarding the City Trail improvements within Terwilleger Lane, we have
revised our drawings along Terwilleger Lane Right of Way. We incorporated the City Terwilleger Trail
and light pole locations, as designed by others, onto our drawings and relocated the 6" force main and 8"
water main route on the north end, to serve the Lake Monroe Apartment site. The 6" force main was
relocated to the West side of the Terwilleger Lane Right of Way, 4'on the east side of the existing storm
pipe and the 8" water main was adjusted to 3' off of the east right of way of Terwilleger Lane. The City
Trail Plans reflect that the easterly 30' right of way along the Trail route is slated to be cleared, but some
portion of the East 15' may not be cleared, according to the contractor doing the Trail contract. Spanos is
concerned that any trees left in the easterly 15', may cause damage to the Trail if left for removal when
the water main is constructed. Spanos request that all of the easterly 30' of the right of way be cleared
for the Trail construction to reduce impacts to the Trail at a later date..
Impacts to the trail on the South entrance and extension of Terwilleger Lane is another issue, since the
south entrance off Terwilleger Lane will have to be used as the construction entrance until the north
entrance can accommodate the construction traffic. Due to the Trail location as designed, it will need to
be reconstructed from the southerly entrance of the Lake Monroe Apartments, to the existing entrance to
the Sanford Oncology Center entrance drive connection point. We propose that the reconstruction of this
section of the Trail would come at the end of the Lake Monroe Site construction, so that minimal
disruption of the Trail will occur during the site construction.
As discussed in the meeting, the existing fire system backflow preventer for the Oncology Center, will
need to be relocated within an easement on the Oncology site, for the construction of the Terwilleger
extension and the Trail. We will coordinate that relocation and easement with the owner.

The BVD is not intended to apply to alterations or
repairs to existing buildings. Because the scope of
alterations or repairs to an existing building varies so
greatly, the Square Foot Construction Costs table
does not reflect accurate values for that purpose.
However, the Square Foot Construction Costs table
can be used to determine the cost of an addition that is
basically a stand-alone building which happens to be
attached to an existing building. In the case of such
additions, the only alterations to the existing building
would involve the attachment of the addition to the
existing building and the openings between the
addition and the existing building.
For purposes of establishing the Permit Fee Multiplier,
the estimated total annual construction value for a
given time period (1 year) is the sum of each building's
value (Gross Area x Square Foot Construction Cost)
for that time period (e.g.,1 year).
The Square Foot Construction Cost does not include
the price of the land on which the building is built. The
Square Foot Construction Cost takes into account
everything from foundation work to the roof structure
and coverings but does not include the price of the
land. The cost of the land does not affect the cost of
related code enforcement activities and is not included
in the Square Foot Construction Cost.

important Points
The BVD is not intended to apply to alterations or
repairs to existing buildings. Because the scope of
alterations or repairs to an existing building varies so
greatly, the Square Foot Construction Costs table
does not reflect accurate values for that purpose.
However, the Square Foot Construction Costs table
can ba used to determine the cost of an addition that is
basically a stand-alone building which happens to be
attached to an existing building. In the case of such
additions, the only alterations to the existing building
would involve the attachment of the addition to the
existing building and the openings between the
addition and the existing building.
For purposes of establishing the Permit Fee Multiplier,
the estimated total annual construction value for a
given time period (1 year) is the sum of each building's
value (Gross Area x Square Foot Construction Cost)
for that time period (e.g., 1 year).
The Square Foot Construction Cost does not include
the price of the land on which the building is built. The
Square Foot Construction Cost takes into account
everything from foundation work to the roof structure
and coverings but does not include the price of the
land. The cost of the land does not affect the cost of
related code enforcement activities and is not included
in the Square Foot Construction Cost.

Thank you. Jim Woods was in touch with you about a month ago about this project. He is the P.M. than will be managing
this job. I think we were waiting to get comments on the entire project before we addressed them. Migre is located not
far from Sanford so if there is some pages that need to be sealed and signed he can come by and do it if that is allowed
by Sanford. This is how we usually do our plans so that a set is not needed for each building. If Sanford requires two for
each building then I think we will leave the sets together and submit 2 complete sets for each building. The details and
notes on some of the pages may get eliminated if the set is broken up.

In July I sent you a plan review comment letter for the Club House portion of the proposed project, Building Permit
Number 17-1580 and would like to know how you are coming with those comments. Also in looking at all the building
plans that were submitted and that are in our bins. I only see one set that has all the pages stamped by your engineer,
Greg Klebanoff. Maybe the plans that the other departments have are stamped, I don't know. We are going to need two
sets of signed and sealed plans for each building. We will also need two sets of site specific Florida Product Approvals or
Miami Dade County Notice of Acceptance for all windows, doors, storefronts, and roofing systems for each building. Two
sets of truss engineering and lay out sheets for each building will also have to be submitted.
Also noticed that each set of building plans includes two types of building, type 1 and type two. Is this how you normally
do your plans? Your submittals, as outlined above, will have to be identified to the site specific permit number we have
on file for each building. Please give me a call when you can if you have any questions.
