PLAN REVIEW COMMENTS
Application Number: 17-141 Date: 1-24-2017
Project Description: Residential Alteration Contact Name: Marshall Pollard
Job Address: 1305 Olive Ave Contact Email: MarshalPollard426",bgmai1.com
This is a general overview for code compliance in accordance with the minimum plan review required by the Florida Building Code. It is not a
complete detailed review. The comments noted in this review must be addressed before the plans can be approved. Changes to plans shall be
submitted on the same size format as the original submittal — changes in letter form are not permitted. All references to FBC Chapter 1 are as
amended by City of Sanford ordinance viewable on our website at www.sanfordfl.gov. Provide two copies of affected plan sheets and/or
supplemental information as requested. Permit submittals will not be accepted without two copies.
COMMENTS:
The following comments are in reference to Code Enforcement Case 916-000637 and due to the extreme safety concerns evident at
the above address.
1. There are many electrical issues throughout the entire house that must be addressed. A licensed electrician is required to
troubleshoot all of the electrical components (wiring, receptacles, service, etc.) and verify the entire electrical system is safe. A signed
and notarized letter from the licensed electrician is required to be submitted as part of the plan review addressing all issues. Any work
that needs to be done as a result of this inspection must be noted on an electrical floor plan. The permit will not be approved until this
is completed.
FBC 107
2. There are many plumbing issues throughout the entire house that must be addressed, as noted on the plans. A licensed plumber is
required to inspect the plumbing of the home and verify there are no leaks or safety concerns and that all components of the entire
plumbing system is in proper operation. A signed and notarized letter from the licensed plumber is required to be submitted as part of
the plan review addressing all issues. Any work that needs to be done as a result of this inspection must be noted on the plans. The
permit will not be approved until this is completed.
FBC 107
3. A licensed roofing contractor is required to verify the roof is safe and weather tight. There are areas of the roof that are covered
with vegetation, other areas that are prone to leaking. The licensed roofing contractor must provide a signed and notarized letter
addressing the inspection and what work must be done to make the roof weather tight. All work must be noted on the signed and
sealed plans. The permit will not be approved until this is completed.
FBC 107
4. There are many areas around the exterior of the house that are not weather tight. The submitted plans do not accurately address all
of the areas in need of repair. Exterior wall coverings may not be falling down or not secured to the structure. Exterior walls are
required to be weather tight. Compliance is required and must be completely addressed on the signed/sealed plans.
FBC 107
5. The plans are vague and not acceptable for the amount of work required on the house. All structural repairs must be depicted with
clear and concise details, not by notation. Any windows must be specifically addressed and individually noted on the plans with the
type of repair required. Noting to make repairs "as needed" is not sufficient. The exact areas of repair must be accurately addressed.
FBC 107
6. The plans state that foundation walls to be leveled. Accurately depicted details are required showing the engineered design of how
the walls will be leveled. In addition, the engineer certifying the plans will make all foundation repair inspections and provide a
signed & sealed affidavit verifying compliance by personal inspection.
FBC 107
The home is at risk for being deemed unsafe for occupancy. This plan review is incomplete and all items must be addressed
as noted. No exceptions. It is the licensed contractor and licensed engineer's responsibility to provide accurate information.
Any error or omission in this plan review shall not be construed to grant approval of any violation of any of the adopted codes or municipal
ordinances of this jurisdiction.
Office meetings with the plans examiner to discuss comments will require an appointment, arranged by phone or email prior to arrival.
Respectfully,
Steve Fiorey, CBO
