AN ORDINANCE OF THE CITY OF SANFORD, FLORIDA,
AMENDING ORDINANCE NO. 3117 OF SAID CITY; SAID
ORDINANCE BEING A ZONING PLAN; SAID AMENDMENT
CHANGING THE ZONING OF A PORTION OF THAT CERTAIN
PROPERTY LYING BETWEEN NARCISSUS AVENUE AND
S.R. 46 WEST AND BETWEEN NORTH WHITE CEDAR
ROAD AND CREEK ROAD EXTENDED NORTHERLY FROM
AG, AGRICULTURAL, TO PD, PLANNED DEVELOPMENT;
PROVIDING FOR SEVERABILITY, CONFLICTS AND
EFFECTIVE DATE.
NOW, THEREFORE, BE IT ENACTED BY THE PEOPLE OF THE CiTY OF SANFORD,
FLORIDA:
SECTION 1: That Ordinance No. 3117 of the City of Sanford, Florida passed and
adopted July 27, 1992, said Ordinance being the Comprehensive Zoning Ordinance of the City
of Sanford, Flodda, regulating and restricting the location and use of buildings, structures, land,
and water for trade, industry, residence or other purpose, be and the same is hereby amended
as follows:

be and the same is hereby rezoned to PD, Planned Development, zoning district based on
consistency with Comprehensive Plan and existing characteristics of area at the present time
with the following conditions and stipulations:
a. Site is developed in accordance with Stratford Point Apartments Master'
Plan.
b. A maximum of 384 multiple family dwelling units will be developed on the
site.
c. All other City of Sanford Land Development Regulations requirements
shall apply.
d. Site will provide for a 50% portion of required parking with minimum
dimensions of 9' x 18' with the other 50% portion of required parking with minimum
dimensions of 10' x 18'.
e. There will be no required recreational vehicle parking permitted o the site
spaces/area for such parking shall not be required.
f. To the maximum extent practicable, provide a twenty (20) foot wide
landscape buffer on State Road 46 in order to preserve existing trees and enhance
gateway appearance on the roadway.
SECTION 2: Severability. If any section or portion of a section of this Ordinance
proves to be invalid, unlawful or unconstitutional it shall not be held to impair the validity, force
or effect of any other section or part of a section of this Ordinance.
SECTION 3: Conflicts. That all ordinances or parts of ordinances in conflict herewith
be and the same are hereby revoked.
SECTION 4: Effective Date. That this Ordinance shall become effective immediately
upon its passage and adoption.
