�- THIS BOUNDARY LINE AGREEMENT RELATING TO 201 SANFORD AVENUE
AND QUIT CLAIM OF INTERESTS is made this 15day of September 2020 by the CITY
OF SANFORD, a municipal corporation organized and existing under the laws of the
State of Florida, whose address is 300 North Park Avenue, Sanford, Florida 32771
(hereinafter called the "City"), and SAN LEON SANFORD LLC, whose address is 400
Lakeview Street, Orlando, Florida 32804 (hereinafter called "San Leon").
WITNESSETH:
WHEREAS, San Leon is currently developing the premises described as Lot 1,
Block 4, CHAPMAN AND TUCKER'S ADDITION TO SANFORD, according to the Plat
thereof, as recorded in Plat Book 1, Page 24, of the Public Records of Seminole County,
Florida, and re-recorded in Plat Book 3, Page 55, of the Public Records of Seminole
County, Florida (the "Development Property"); and
WHEREAS, the City is the owner of property adjacent to the Development
Property on the Development Property's west side (the "City Property"); and
WHEREAS, the legal descriptions of the pertinent properties and the associated
sketch are attached hereto as exhibits; and
WHEREAS, there has been uncertainty, confusion, and/or doubt concerning the
precise location of the common boundary line on the Development Property and the City
Property due, in part, to the age of the City of Sanford, the time frame under which the
various parcels of real property were placed into economic beneficial use or use as part
of a public facility; and
WHEREAS, a survey of the Development Property and the City Property, which
depicts the location of the pertinent properties, is attached as an exhibit; and
WHEREAS, the parties now desire to fix and definitively establish their common
boundary line between the Development Property and the City Property owned by them
respectively;

NOW, THEREFORE, in consideration of the sum of one dollar by each of the
parties hereto, the receipt of which is acknowledged, the parties, for themselves, their
successors and assigns, covenant and agree as follows:
SECTION 1. ESTABLISHMENT OF BOUNDARY. The true and correct common
boundary line between the Development Property and the City Property is as shown on
the survey attached as Exhibit "A" and San Leon has exclusive ownership, dominion and
control over the real property within the property boundaries of the Development Property
indicated thereon.
SECTION 2. QUIT CLAIM OF INTERESTS. The City, accordingly, releases and
quitclaims to San Leon and its successors and assigns forever, all right, title, and interest
in and to the land lying eastward of the boundary line established in Exhibit "A" hereto.
This document shall run with the land and shall be binding on and inure to the benefit of
the successors in interest of the parties and the parties hereto. The City, further,
specifically releases and abandons any and all reversions, reservations and rights of entry
including, but not limited to, mineral rights, vested in the City by virtue of the provisions of
Section 270.11, Florida Statutes, or any other controlling law or legal principle. TO HAVE
AND TO HOLD, the same together with all and singular the appurtenances thereunto
belonging or in anywise appertaining, and all the estate, right, title, interest, lien, equity
and claim whatsoever of the said City, either in law or equity, to the only proper use,
benefit and behalf of the said San Leon forever.
