Acceptance of permit is verification that I will notify the owner of the property of the requirements of Florida Lien Law, FS 713. The City of Sanford requires payment of a plan review fee at the time of permit submittal. A copy of the executed contract is required in order to calculate a plan review charge and will be considered the estimated construction value of the job at the time of submittal. The actual construction value will be figured based on the current ICC Valuation Table in effect at the time the permit is issued, in accordance with local ordinance. Should calculated charges figured off the executed contract exceed the actual construction value, credit will be applied to your permit fees when the permit is issued. Project 2018-194) L EXECUTIVE. SUMMARY Devlen Engineering was retained to observe evaluate, and make recommendations regarding the condition of five new wood porch columns supporting the roof of the rear porch of the subject residence. It is our, understanding. that this residence is currently up for sale and that the building department issueda violation for work without a permit, requiring inspection from a structural engineering firm. Through a site visit and conversations with the homeowner, it is our understanding that the existing wood posts at the rear porch were significantly deteriorated and subsequently replaced with new pressure treated 6x6 wood posts. In Devlen Engineering's professional opinion, some additional fasteners should be installed at the top of column location. to ensure that uplift forces from the existing roof' structure can be transmitted ­ fro m the perimeter beam to. posts below, LI. BACKGROUND AND INSPECTION FINDINGS Devlen Engineering was retained by the homeowner to investigate and document porch columns that were replaced due to deterioration for the subject home located in Sanford, FL. Mr. Brett Bartz, P.E. met Mrs. Erika Crenshaw at the residence and discussed: the history behind the column replacements. He also spoke to Mr. Mike Crenshaw (via phone call), who installed the replacement. columns. Please note that repair recommendations and details are beyond the scope of this report and are not included. Mr. Brett J. Bartz, PE visited the subject location, making the following observations: Date- April 24, 2018 Time: 1.0.00 am 11'-.00' am Weather: Typically clear, 75 degrees F Access Methods: Walking, interior' and 'exterior of residence. The residence is a one-story, single-family structure that faces east (herein. east for reference in this report). Data from the Seminole County tax appraiser indicates the home. was built originally in 1920 and consists of 1912 square feet gross area and 1408 square feet living area under roof. The house includes an open front porch and open rear porch on the east and west faces of the houses. and is situated on a lot with a mild slope which slopes away from the house. The. residential structure is observed to have wood siding over wood frame construction with a shingle -covered roof (roof and wall. elements are outside the scope of this report). See Photo #1. Porch Post (column) Inspection: The subject- of this inspection are the five (5) wood columns that support the roof of the rear covered porch (Photo #1). These columns measured 5 1/Z' x 5 1/2" square and were approximately 96 tall. No visible lumber grading marks were, observed, but the exposed portions of the the columns that were not painted were consistent with pressure - treated southern yellow pine. The base of these columns bore on built-up pre -cast concrete pedestals and were thru-bolted to deck framing below with at least one (1) 1,/2" 2 s diameter carriage bolt (Photo #2).'The top end of the column was notched approximately 3"' wide by 6" deep to receive the perimeter beam of the porch The columns were attached to the roof perimeter beam with (4) 3" long deck screws at each location (Photo #3). Conclusions and Recommendations This: report is limited to observations and inspection of the (5) 6x6 rear porch wood columns. The. 6x6 pressure treated wood columns have adequate capacity to support the design loads from the covered porch roofabove. The following design loads were used for this determination: Roof bead Load` ....... _ ..15psf Roof Live Load ... _ ........ 20 psf Wind Design' Criteria: Wind Design Speed-......... 139mph (ult.) - - Exposure = -B - - ---- - - - -- -- -- - - - Risk Category . -Il Uplift (nominal) ..............-1.8.9psf The single 1/2" carriage bolt is sufficient at the base connection to carry the uplift loads to the deck framing below. At the top of these columns, deck. screws were utilized for the connection. beck screws are not recommended for structural connections since they are not a ductile fastener and may undergo brittle failure without any warning like a ductile fastener would.. A single,1/2diameter carriage bolt with hex nut and flat washer (all hot -dip galvanized') shall be installed at the top of each column in addition to the deck screws. STATEMENT Devlen Engineering stands behind the findings of this report but reserves the right to add or to modify this report should new information be presented or discovered at a later date.
