The following is a list of the areas of the submitted plans that contained violations of the codes adopted by
the City of Sanford and enforced by the Building Division. The violations noted must be addressed before
the plans can be approved. Changes to plans shall be submitted on the same size format as the original
submittal. Changes to construction documents that require an Architect or Engineer's seal must be
submitted with the appropriate seal. Provide two copies of affected plan sheets and/or supplemental
information as requested.
COMMENTS:
1. Please provide the type of gas piping that will be used. This information is required on the gas riser
schematic.

2. Please provide two copies of the manufacturer's installation information for the tank -less water heater
FBC 107, FBCR G2408.1
3. Please verify the location of where the tank -less water heater will be installed (exterior or interior of
home). If installed on the interior, please provide the required venting for combustion air in accordance
with FBCR Chapter 24.

provide the size of the tank, whether it is underground or above ground, and a site plan showing the
location of where the tank will be installed.

Building Features.
The distinguishing original characteristics of an existing contributing building,
structure or site shall not be destroyed. If replacement is necessary, the new
building feature shall match the feature being replaced in composition, color,
texture, proportion, style, profile and other visual qualities. Repair or
replacement of missing architectural features shall be based ' on accurateduplicationsoffeatures, substantiated by historic, physical, or pictorial evidenceratherthanonconjecturaldesignsortheavailabilityofdifferentarchitectural
elements as seen on other buildings or structures in the area.
Alterations and additions to contributing structures shall be compatible with thecolor, material, and character of the structure, neighborhood or immediate
environment.
Building features within new construction shall be compatible with the color,
material, and character of the property, neighborhood and immediate
environment.
Balconies within the commercial historic district shall be permitted to encroachintothepublicright-of-way up to three feet (Y) from the property line with the
approval of the City Engineer.
Basements and foundations, in addition to wall material, may be made of
provided thatplaceconcreteofsmoothconstructionorconcretemasonryunits,
they are given a cement wash where visible.
A material consistent with the style of the structure shall enclose the undercroft
of decks and foundations with spaced piers. The material shall be slightly
recessed from the facade of the building and shall not overlap or be flush with the

Posts, balconies, porches and bay windows, columns, piers and arches, shall usematerialsconsistentwiththestyleofthestructure. Balconies shall be built ofwroughtironorwoodwiththerailingpatternsubjecttotheapprovalofthe
Board.
Chimneys shall have a minimum width of five feet (5') at the
ground floor, and a dimension of one and one-half feet (1.5') in
either direction above the roofline. The transition shall be
tapered.
Exterior chimneys and foundations shall be finished in brick, stone, or stucco
only.
New or replacement brackets for cantilevers, and open balconies shall be made of
brick, wood, stone or steel, if visible, consistent with the style of the structure.

The following is a list of the areas of the submitted plans that contained violations of the codes adopted by
the City of Sanford and enforced by the Building Division. The violations noted must be addressed before
the plans can be approved. Changes to plans shall be submitted on the same size format as the original
submittal. Changes to construction documents that require an Architect or Engineer's seal must be
submitted with the appropriate seal. Provide two copies of affected plan sheets and/or supplemental
information as requested.

These comments are in reference to the site visit conducted on 08/07/2014
1. Please provide a detailed scope of work, listing all of the work done that requires a permit.

2. The entire home is being re -wired and new service provided. Please provide an electrical floor plan
indicating the location of the new electric including receptacles, switches, lighting, fans, service panel
location, smoke detectors, ect. This floor plan is not required to be signed and sealed.

3. Please provide an electrical load calculation for the home in accordance with NEC article 220. See NEC
section 220.16(A)

4. A new HVAC system and ductwork is being installed in the home. Please provide a duct layout for the
nee HVAC system that indicates the duct sizes and register sizes.

5. Please provide signed and sealed drawings for the new structural work that was performed prior to a
permit being issued. Please include on the drawings the wind load design information, in accordance with
Chapter 16 of the Florida Building Code. Please also include all applicable details associated with the new
work, such as bearing wall details, header details, exterior wall details, to better clarify the work done.

6. Please provide a basic floor plan of the home and indicate any additional areas where work will be
performed, such as where new drywall will be installed or new insulation installed, for clarification. This
