Dear Vic:
Monday evening the City.Ccnvassion did approve the
waivering of the City requirement for the paving of the
one (1) parking stall for the new building that you are
planning to build at 2nd and Elm. This waiver is to
exist for a period of three (3) years with the under-
standing that youwillbe enlarging the building within that
time period and will provide paved parking for the extended
building. Very

The Planning and Zoning Commission on June 18th approved`a site plan for
us to build a 24 X 60 foot block building at the corner of 2nd and Elm. '
This building will be used for storing excess furniture, office equipment,
supplies, seasonal displays and maintenance equipment. There will not be
anyone working in the building full time. Our maintenance man will be in
and out of the building from time to time.

The planning and zoning approval was subject to one paved parking space a
being provided. Our office building is only one block away, at which we
have two hundred and eleven paved parking spaces.

Would you kindly convey a request to the city commission for us, that we
begranted a 3 year extention of time to provide paved parkin. We expect
within that time to enlarge the building and provide additional parking a
spaces as required.
Please note that this request is in accordance with the attached recommenda-
tion of the city engineer to the Planning and Zoning commission.

Site Plan Review - Meeting of June 18, 1981
Item 1. Office and storage building at 119 Elm Avenue
June 12, 1981
There is`a requirement for one parking space for this site plan 'to.meet;
code.- Their plan shows four parking spaces to be•constructed some time in the'.
future. This is reasonable and the need for one parking space is questionable,.
neW.due to the fact that the employee will only be at this building part-time.
The --proper procedure would be for the Planning and Zoning Commissi"on to`

The approved plan should have some arrows indicating on the unpaved portion
that the drainage does, in fact, either go to Elm Avenue or W. Second Street and
not onto adjacent private property.
Item 3. Village Market Place, NW corner of Hwy 17-92 and Lake Mary Boulevard
Recommend approval with the following stipulations. No construction start
until the following items have been satisfied:
1. The city is in receipt of a copy of approval from the Department of
Environmental Regulations for the drainage plan.
2. The city is in receipt of approved driveway permits from Seminole
County and FloridaDepartment of Transportation for those driveways on Lake Mary
Boulevard and Hwy 17-92 (S.R. 15 & 600).
3. The final plans show parking spaces that are a minimum of 10-ft. wide
by 20 ft. long as required.
4. The engineers communicate with the city with reference to final details
be shown for the lift station, i.e. inflow quantities, pumping rates and detention
time; and the details for the connection to the force main, i.e. check and gate
valves required.
5. Final details on the water meter pit as to size, specific location and
construction details, etc.
The details required by the city should be resolved prior to the meeting
Thursday night, June 18. Permits from the other regulatory agencies may take longer.
Item 4. Final plat, First, Second and Third Additions, Groveview Village
Review of this plat is progressing, but we are not at a point where recom-
mendation can be made at this time. A recommendation will be made, however, prior
to the meeting on Thursday, June 18.
Item 5. Real estate office, 635 W. 25th Street
The site plan, as presented, does not conform to the requirements of the
city's minimum specifications. The plan does not show any drainage.
The driveway configuration dictates that the.minimum width shall be 24 ft'.
Recommend these changes be shown on the plans before it is considered for
approval.
Item 6. Condominiums, Sanora Units 1 & 2
The site plan is incomplete and no recommendation can be made. The items
that need to be added to the plan are the locations of water and sewer services,
the drainage, and the dimensions on the driveways.
Item 7. Addition to 201 N. Elm Avenue
Recommend approval with the stipulation that the driveway onto Elm Avenue
will have a 5-ft. concrete apron as required for curb and gutter sections of pavement..
