The City of Sanford requires payment of a plan review fee at the time of permit submittal. A copy of the executed contract is required
in order to calculate a plan review charge and will be considered the estimated construction value of the job at the time of submittal.
The actual construction value will be figured based on the current ICC Valuation Table in effect at the time the permit is issued, in
accordance with local ordinance. Should calculated charges figured off the executed contract exceed the actual construction value,
credit will be applied to your permit fees when the permit is issued.

GENERAL CONTRACT AGREEMENT
THIS AGREEMENT made between Rick Starr whose address is
1922 Wingfield Drive Longwood, Florida hereinafter called the "Owner" and
R.W. Jones Construction Inc, State of Florida License Number: CBC-1250390, whose
address is 250 Owl Haven Cove Geneva, Florida, hereinafter called the "Contractor",
As follows:
Section I. Description of Work. The Contractor shall perform the following described
work in accordance with the contract documents, including the plans and specifications,
at 904 French Ave. Sanford, Florida hereinafter referred to as the "Project" or "Work".
Section II. Contract Sum or Agreed Payment to Contractor. The Owner
agrees to pay the Contractor for the cost of work based on plans and product selections
supplied by the Owner. The estimated cost of this work is $115,630.00. The estimated
unit prices and/or schedule of values making up the allowance price are attached hereto as
Exhibit A. Any monies that exceed given allowance shall be deemed extra charges over
and above the contract amount. Extra charges shall be billed at costs plus sixteen percent.
Payment of said overages will be billed on the next billing cycle and shall be owed at that
time. Any monies that are not spent on allowances shall be refunded off the contract price
to the Owner at of completion of task. The refund shall be based on the amount of credit
plus sixteen percent. The Contractor shall pay all costs and warranty such costs as seen in
the warranty section of this contract.
Section III. Progress Payments. The Owner shall make a 15% initial draw for start up
expenses and held as retention thru the end of the contract to pay for invoicing due before
progress payment is made. The owner shall make progress payments on account of the
contract sum to the Contractor on a basis of applications for payments along with

full. If you fail to pay your contractor, your contractor may also have a
lien on your property. This means if a lien is filed your property could
be sold against your will to pay for labor, materials, or other services
that your contractor or a subcontractor may have failed to pay. To
protect yourself you should stipulate in this contract that before
payment is made, your contractor is required to provide you with a
written release of lien from any person or company that has provided to
you a "Notice to Owner." Florida's construction lien law is complex and
it is recommended that whenever a specific problem arises, you consult
an attorney. (Large font required by State of Florida)
Section XXIV .Warranty. R.W. Jones Construction will assume a one year warranty on
any labor item deemed to be incorrect at construction or if any problems arise due to
faulty workmanship. R.W. Jones Construction will also work with Owners on any
manufactures or subcontractor warranty issues if problems arise. No warranty or
warranty work shall be put into place until all final payments are made to R W Jones
Construction.
