AN ORDINANCE OF THE CITY OF SANFORD, FLORIDA,
AMENDING ORDINANCE NO. 31 17 OF SAID CITY; SAID
ORDINANCE BEING A ZONING PLAN; SAID AMENDMENTS
CHANGING THE ZONING OF A PORTION OF THAT CERTAIN
PROPERTY LYING BETWEEN LAKE MONROE AND SEMINOLE
BOULEVARD AND BETWEEN NORTH PARK AVENUE
EXTENDED NORTHERLY AND SANFORD AVENUE EXTENDED
NORTHERLY, FROM SC-:3, SPECIAL COlv~ERCIAL, TO PD,
PLANNED DEVELOPMENT; PROVIDING FOR SEVERABILITY,
CONFLICTS AND EFFECTIVE DATE.
NOW, THEREFORE, BE IT ENACTED BY THE PEOPLE OF THE CITY OF SANFORD,
FLORIDA:
SECTION 1: Thac Ordinance No. 3117 of the City of Sanford, Florida passed and adopced
July 27, 1992, said Ordinance bein~ the Comprehensive Zonin~ Ordinance of the City of Sanford,
Florida, regulating and restricting the location and use of buildings, structures, land, and water for
trade, industry, residence or other purpose~ be and the same is hereby amended as follows:
Lots 2 and 3~ Sanford Riverfront Project, according co the plac thereof
recorded in Plac Book 14, Pa~e 88, Public Records of Seminole
County, Florida,
be and the same is hereby rezoned from SC-3, Special Commercial, to PD, Planned Development, and
the Marina Hotel Master Plan attached as Exhibit 'A" and additional conditions attached as Exhibit
"B' are incorporated herein by reference as if fully sec forth herein.
SECTION 2: Severability. If any section or portion of a section of this Ordinance proves
to be invalid, unlawful or unconstitutional ic shall noc be held to impair the validity, force or effect
of any other section or part of a section of this Ordinance.
SECTION 3: Conflicts. Thac all ordinances or parts of ordinances in conflict herewith be
and the same are hereby revoked.
SECTION 4: Effective Date. Tha~ this Ordinance shall become effective immediately upon
its passage and adoption.

ATTACHMENT "B"
a. All recitals and information contained on the Marina Hotel Master Plan
dated September 5, 1995 is correct and shall provide the basis for
future development.
b. The PD, Planned Development Zoning shall expire after five years from
approval by the Sanford City Commission unless reasonable progress
has been made to complete at least 20 percent of the proposed
additional development. Upon request of the owner, the Sanford City
Commission is authorized to approve an extension of the PD, Planned
Development Zoning for up to an additional five years.
c. Prior to the issuance of a site development permit, the developer shall
insure that all required parking spaces, whether on-site or off-site, be
provided. The City of Sanford is not in any way obligated or committed
to providing parking facilities to accommodate the proposed
development.
