extend a- previously approved Certificate of Appropriateness for design of two
storefronts at 110 S. Palmetto Avenue, Sanford, Florida.

Additional Findings;;
1) On February 19, 2014 the HPB approved the design of two storefronts
that included fluted columns, reconstructed transom windows, rosette
details, single light doors and large windows.
2) Upon temporary removal of the existing (non -original) storefront it was
discovered that a structural column would prevent the design from being
constructed as presented so the applicant submitted an updated design
based on their findings.
3) On January 15,, 2015 the,HPB approved the revised design but the
applicant was .not ready to proceed at that time:.
4) The approval has since expired.
CONCLUSIONS OF,LAW'
a) Pursuant to Section -8.0 of Schedule "S" of the City's Land De'veloprnent.
Regulations as set forth in the Code of Ordinances- of:the City of'Sanford,
the Historic Preservation Board has reviewed the proposed Certificate of
Appropriateness extension and all matters relating thereto in accordance
with the procedures for altering historic landmarks or structures within
historic districts, as set forth in Schedule "S".
b) The proposed extension for the; alterations areconsistent with the purpose and
intent of Schedule S, and complies with 'the design guidelines in Schedule
S_ c)
To the extent that a conclusion of law as -set forth herein also ;constitutes a factual
finding, then such shall be taken to be so as part of this Development
Order. d)
The proposed extension of the previously issued Certificate of Appropriateness
is hereby found and 'determined to comply with the 2

The extension of the Certificate of Appropriateness sought is hereby found
and; determined to .be consistent with the: City of Sanford Comprehensive
Plan and development of the property as proposed would be
consistent with and in compliance to applicable. land development regulations
