Your plans are for the build out of an existing two story building with a proposed first floor Occupancy Classification of Assembly (A-2) and a proposed second floor mixed use Occupancy Classification of Residential / Storage. 2. Table 508.4 Florida Building Code, 51h Edition 2014 requires separation between these occupancies. There are no details on the plans for providing this separation. A UL design will be required. Fire separation must be for the most restrictive use. 3. Proposed construction must comply with Chapter 10 ( Change of Occupancy ) Florida Building Code, 5ch Edition, 2014 for Existing Buildings. The project owner decided to abandon the idea of lease and use the existing patio in order to reduce the occupant quantity to less than 50 people, therefore changing the occupancy type from Assembly A-2) to Business, at the same time decided to lease the 2nd floor changing the use from residential to business locating their office. These two changes will avoid the separation since both areas become business occupancy. See revised Building Data Box in A-0 (cover) sheet. STRUCTURAL 1. See above comment 2. Responded above.
