NOTICE: In addition to the requirements of this permit, there may be additional restrictions applicable to this property that may be
found in the public records of this county, and there may be additional permits required from other governmental entities such as water
management districts, state agencies, or federal agencies.
Acceptance of permit is verification that I will notify the owner of the property of the requirements of Florida Lien Law, FS 713.
The City of Sanford requires payment of a plan review fee at the time of permit submittal. A copy of the executed contract is required
in order to calculate a plan review charge and will be considered the estimated construction value of the job at the time of submittal.
The actual construction value will be figured based on the current ICC Valuation Table in effect at the time the permit is issued, in
accordance with local ordinance. Should calculated charges figured off the executed contract exceed the actual construction value,
credit will be applied to your permit fees when the permit is issued.

GENERAL PROVISIONS

Please see the attached responses to your comments,
ARCHITECTURAL
1. Your plans are for the build out of an existing two story building with a proposed first
floor Occupancy Classification of Assembly (A-2) and a proposed second floor mixed use
Occupancy Classification of Residential / Storage.
2. Table 508.4 Florida Building Code, 51h Edition 2014 requires separation between these
occupancies. There are no details on the plans for providing this separation. A UL design
will be required. Fire separation must be for the most restrictive use.
3. Proposed construction must comply with Chapter 10 ( Change of Occupancy ) Florida Building
Code, 5ch Edition, 2014 for Existing Buildings.
The project owner decided to abandon the idea of lease and use the existing patio in order to reduce
the occupant quantity to less than 50 people, therefore changing the occupancy type from Assembly
A-2) to Business, at the same time decided to lease the 2nd floor changing the use from residential to
business locating their office. These two changes will avoid the separation since both areas become
business occupancy. See revised Building Data Box in A-0 (cover) sheet.
STRUCTURAL
1. See above comment 2.

1. Sheet M-2. Plans do not indicate mechanical duct as new or existing.

PLUMBING
1. Sheet A-0. Plumbing fixtures. Table 403.1, Florida Building Code, Plumbing, requires one
Male and One Female Bathroom. Only one existing bathroom shown on plans
New HC Accessible bathroom was added, please see revised sheets A-, P-1 and P-2
2. Sheet A-0. Plumbing fixtures. No Drinking Fountain indicated. Table 403.1 Florida
Building Code, Plumbing, requires one Drinking Fountain. Fountain must be of an
accessible Hi-Lo design.
Per your kind email received on Oct.2 2017, "An accessible drinking fountain will not be
required for this particular project as long as the patrons are provided drinking water free of
charge. "
ELECTRICAL
1. Section 107.3.5. Florida Building Code 51h Edition 2014, Building, Minimum plan review
criteria for commercial buildings electrical requires electrical load calculations.
Please see revised E-I sheet with the electrical panel for overall electrical calculations
2. Plans do not include an electrical panel legend for existing and new circuits.
Please see included electrical panel in revised E-1 sheet
3. Verification that existing electrical panel will support new additional loading must be
provided by a licensed design professional.
