The following is a list of the areas of the submitted plans that contained violations of the codes
adopted by the City of Sanford and enforced by the Building Division. The violations noted must
be addressed before the plans can be approved. Changes to plans shall be submitted on the
same size format as the original submittal. Changes to construction documents that require an
Architect or Engineer's seal must be submitted with the appropriate seal.
ARCHITECTURAL
A-1 This is a professional office of a health care provider. Vertical accessibility shall be provided
for the upper level. FBC 11-4.1.3(5) exception 1.
A-2 As shown on the plans the upper level does not qualify as a mezzanine. There in no
common atmosphere to the space below to qualify it as not exceeding 1/3 of the space or
room below. FBC 505.2. Based on records for the shell building the building is within the
maximum allowable area for B/S-1 and M occupancy use groups for a type of construction
of II-B Sprinklered per FBC 503.1.
A-3 Based on A-2 above the maximum travel distance for the second level shall not exceed 75-
feet for a single exit. FBC 1018.2. Note that footnote d is not shown in the two story for a B
occupancy.
A-4 Enclosed usable space under stairs are required to be protected by a minimum one -hour
fire resistive construction. Provide an approved assembly for the walls and ceiling. FBC
1019.1.5. Also note that per the definition of stairway in FBC 1002 it includes landings.
PLUMBING
P-1 Plans are required to be submitted.
P-2 B-occupancy use groups require a drinking fountain. FPC Table 403.1.
Any error or omission in this plan review shall not be construed to grant approval of any violation
of any of the adopted codes or municipal ordinances of this jurisdiction.
